I was a resident of Parrots landing for nearly 10 ten years. I am SHOCKED at the unfair treatment I have received and the way the development has declined under the management of "The Gables Management Company".
I was informed my lease was not up for renewal because they are renovating the apartment I was living in and they would be replacing the carpet, tile and installing black appliances and installing new cabinets.
After being unable to get them to clean my carpet with my lease renewal last year, after moving out and leaving the apartment spotless I just received a certified letter informing me that I will not be getting back $100.00 of my security deposit because of carpet stains on the carpet they are removing which is part of the reason I had to move in the first place.
I was told that I would be able to move into a renovated apartment, the exact same apartment for nearly $200.00 more a month than I was paying. They raised the water bill and now they add it to the rent making it nearly 2 times what I was paying. It is my belief that this company is using illegal and unfair practices to enforce rent increases in the development and retaining portions of peoples security deposits to help finance the renovation. I think the Attorney General of the State needs to know about this problem.

If you are considering renting at this complex I urge not to do so. Just look at the trash all around. Stop by at night when the sprinklers are gushing water because they are broken and watering the sidewalks. Stop by and ask the people in the complex if they are happy. Look at one of the two sparkling pools that they advertise, that is boarded up and closed for over a year and half.
This place has become a slum and the Gable Management Co. are slumlords.

I agree.
My wife and I are current and soon to be ex tenants.
They NEVER informed us about what was going on.
we found out through gossip with the neighbors.
They finally informed us with a 60 day notice, they told us we could move to another apartment or to a Gables managed complex.
We didn't want either choice. We liked our lake front apartment.
They were very rude when I asked to be let out of my lease early.
My thought was if you are taking the apartment and not renewing me why not let me out early and get the apartment early. They were having none of that.
Then I called Gables Management Corporate and spoke to Jean the regional manager. She was nice and told me she would call them and get back to me. I have called her back five times and am still waiting for a response.
Now here it is almost Christmas and we come home one night and find the police in front of our building.
It seems that our downstairs neighbor was robbed. They broke out the front window with a baseball bat we are told.
The officer who came to our door said they cleaned him out, and that is a quote.
When I called the office about it they said well we were told all they got was a Playstation and we think it was kids.
WHAT???
Is that supposed to make us feel better??
They could have taken a pencil, the fact remains they broke in and no one said a word to these people or noticed for eight hours that here was a broken window on the apartment.
They have finally agreed to release us due to the robbery.
This is not the first robbery in our building, but the first that close to home.
I agree this complex has gone downhill very quickly since Gables took over.
They are renting to anyone that comes through the door.
We now have kids hanging around the closed pool area next to our building.
They blast music, do drugs and have sex ( a neighbor saw the sex going on and chased the kids away).
People hang in the parking lots blairing music, and park where they please. (Must be to hard to walk an extra 50ft).
There is always trash surrounding the bins, I guess people can't be bothered to get it all the way in.
The ground have always been kept nice though.
I can't wait to move from here. I am very unhappy.
It's too bad, because as I said earlier, we love our lake front apartment, but this company has just gone way beyond in theor quest to remove everyone that has been loyal an paid on time.

Agreed 1,000 percent. I actually came about this site because I did a search on Parrot's Landing one day at work when I was wondering what was up with that place nearly a year after I happily moved out. I'm comforted by the fact that I'm not the only person that thought the place was horrible.

Couldn't have put it in any better this place SUCKS they take for ever to fix stuff. They have no consideration when the place people with kids above you. You can literally here someone use the bathroom and other events ....... etc. I will be moving out at the end of my lease cause the rent is way to much for this crap. I moved from a huge 3rd floor 2/2 to a 1st floor one and by far it is way smaller especially the living room my couch was to big for the wall and they say they are all the same size NOT and I think it is unlawful to be running a persons credit again to see if they qualify for another apartment two flights down when i move in i payed a 400 deposit like the person before i only got back 100. Talking about carpet stains tell what apartment wont have stains on the carpet. When I signed the new lease I had to pay a new deposit of almost 1000 dollars i really think there is some scam and we all need to get together and put these people on the new and get all our money back i would never recommend them to a dog. And they don't tell the new tenants how many robberies they have had but word of mouth travels fast in this world and someone will tell. About the music omg i have to listen to the cars come in at night blasting the bass can feel it in my chest i am so tired of it. I only move here cause it was closer to my job but i would move just to be out of this god forsaken place. FOR THOSE WHO WANT TO STAY BEWARE OF THE SCAM HERE IT WONT LAST LONG IF WE ALL SPEAK UP SOON.
