When I first came across some of the reviews, I was very surprised to see some of the bad ratings. I had been living there since 2004 and for the most part didn't really have any issues with the management. When the management changed, there were a few issues here and there but nothing to extreme.
That all changed about 2 yrs ago. While the first complaint isn't solely the responsibility of Parrot's Landing, considering the fact that one of the qualities that they are constantly bragging about is quietness, I was very surprised when I started hearing loud noises and music at all hours of the night, sometimes going up to 3AM on a weeknight. There were also some issues with the maintenance crew not coming out to resolve issues in a timely manner. Maintenance orders sometimes weren't resolved for 2 weeks!
The final straw was when the notice came saying that our lease would be up soon and that rent would be increased by nearly $100(they gave us the notice on Nov 6; the lease was up Jan 10, which means they only gave us a little over 60 days). Now, prior to this, there was an issue with the apt above me. The flooring wasn't stable and every single step or movement that was done could be heard. The maintenance crew from Parrot's Landing and even contractors had gone upstairs to assess what needed to be done and assured that the issue would be handled. When we went to the office and advised that we'd have no problem with paying the increased rent but we needed to know whether or not the flooring issue would be handled as promised. Imagine our surprise when the Property Manager, Vivian told us that maybe our ears were too sensitive and that there would always be some level of noise from above tenants, that it was just part of living in an apt community. When we told her that even the contractors and maintenance crew commented on how loud it was, she claimed that there was no documentation showing that we'd made compliant prior to that, which is odd considering that every month since we had tenants above us, we called at least once. Trying to find a solution, we asked if we could maybe switch to a different apt. She said no, another apt wouldn't be available until Feb, this without consulting anything; she basically pulled the info out of the air. When asked what are we supposed to do in the meantime (as afore mentioned, lease was up in Jan) she basically said that we can stay or we can go but nothing was going to be done on PL's part to facilitate the issue even though it was their fault for allowing us to move into an apt that wasn't safe.
Needless to say, I was very shocked, especially considering we've been living there since 2004 and have never been unruly tenants. Shortly after that, we turned in our 60 days notice and left. Parrot's Landing was a good community originally but things have slowly, but surely, gone down the drain

For me, the problem was the fact that they deceived me. I liked Parrotts Landing as well. We had a lovely place we called home. But when you take my money knowing that you are going to uproot me in one year, then you have to consider their management style and business practices. My home was very nice and I was glad they wanted to update the units. But then to force me to pay $200 more for those updates or put me and my family out is beyond conception. I moved to Parrotts Landing because I could afford the unit I rented. Parrotts Landing was unfair to their tenants and that is why you have plenty of parking spaces to choose from. My letter of non-renewal told me that I had to repay my security deposit and they would refund my original one 4-6 weeks after they walked my original apartment. They did not make it easy for those of us that got caught up in the first wave of their havoc. I wonder why you had it so easy? Could it be all the hell those of us who were the first to go raised to pave a way for you. Believe me this was a traumatic experience for many of us. I believe that when people show you who they are, believe them, the first time! You never know what other surprises lie ahead of you from a company with this type of track record. Buyer beware.
