I have lived in this community for less that a year, and all I have had is trouble with my air, garbage disposal, my door has been kicked in by would be robbers it my husband was not home. The staff in the office is very uncaring, and non understanding. If you plan on moving to Orange Park, don't move into Bluffhouse Townhomes. They don't look out for you needs, and the carpets are older than your great grandmother. They try to make it look presentable at first, but, once they have your money, they don't care. I have never been treated so awful by any apartment community in my life. I plan to move in 2 mos. as soon as my lease is up. Make sure you have new carpet when you move in, b/c after your in, the stains come thru that they hide. Also, watch for the critters that crawl around in these apartments. You'd be surprised.

i agree, the carpet is nasty. i use to live here last year for 9 months....i rushed to buy a home that i probably would have waited on but i had to leave that place. now they are trying to fix them up and sell them. the staff in the office are very unfriendly and they smoke inside their office with that cat all over the place. i went to sit down and almost crushed him because i didn't see him sitting on the coach. i only moved there because i knew it was temporary and we used the military discount. the maintenance staff is nice but the apartments just need alot of work. old out dated appliances. i moved here from another state on a military move so we just took the place and hurried to buy a house. someone said the grounds are well taken care of. it looks trashy. i would tell anyone thinking of moving here PLEASE DON'T. oh yeah the security deposit...i cleaned this place very well and i took my time to get my 250 back..........after all of that they tried to tell me that i owed them $25 dollars because of carpet damage and blinds and some tile...are they crazy. that place needed new carpet before i moved in there which i was told we would receive and even agreed to a little higher rent. well when i arrived it was old smelly carpet that smelled like dog urine upstairs. then the girl in the office tried to argue with me that the carpet was new. until she looked it up and said oh they must have decided not to change it, is that ok.....NOPE but do i have a choice i have a penske truck with all of my belonging in it and i just drove 2 days to get here...........anyway don't move there save yourself the trouble there are alot of other clean well priced apartments in orange park...i learned my lesson, u get what you pay for.
