Grilling and lighter-fluid charcoal FIRES ARE ALLOWED on the screen-covered stacked porches....forcing oily smoke into the surrounding apartments especially those located upstairs directly over the grilling. Manager claims the porch-fires are "not allowed" but the rule is not enforced since the fires occur outside of her business hours. These fires mostly occur on Saturdays and Sundays.

Management goes off the clock at 5pm and there is no access to any staff outside 9-5 business hours. Nobody is available weekends, holidays, evenings....the usual times when problems occur with noisy neighbors and grill-fires!

This place is old. Building is grandfathered into 1976 out-of-code contruction. Walls are like paper.... you can hear everything from surrounding apartments. Be prepared for roaches and ants roaming your residence despite good housekeeping and pest control efforts.

Parking is chaotic. There is no assigned parking and there is a shortage...if you arrive home late, expect to walk a good distance.

Any mail that does not fit into your letter-box will be refused. This includes UPS and Fedex packages.

One good thing is that the grounds are not bad. Lots of trees in a natural setting, sort of like an "urban forest". This, however, likely contributes to the ongoing ant/roach problems.

Hmmm. I'm sad to see that grilling is still a problem. I moved away to Orlando when I wrote my review in June 2006. Don't they still offer the pager or cell phone for the courtesy officer outside of business hours? As for the grilling, you could always call the cops or fire department I guess. I heard it's actually a law (in Florida?) that says grilling MUST be at least 10 feet away from the building or you risk setting the whole building on fire. As with most complexes, if noise occurs from your fellow tenants or the surrounding communities you just have to call the cops to come out. (I once had to call the cops about a noisy dog belonging to neighbors who were not part of Gull Cove) I actually miss Gull Cove. Rent in Orlando is almost $300 more per month than Gull Cove was, and for less square footage and NO utilities included. :( The only plus about my new place in Orlando is office hours 7 days / week.

I am a new to Gull Cove and I would agree that the kitchen & baths are not remodeled. However, they are very clean. Carpeting was all new and the apartment was completely clean. In addition, I have never experienced any roaches, or ants. I always clean behind the stove & fridge and never encountered that problem. I agree that the walls are thin and if you speak loud enough, it may be perceived as a fight. However, management is on top of this, if brought to their attention. Also, there is a 24 hour maint. guy that lives on property for emergencies. Besides it being dated, it's a pretty nice place to live. Neighbors (if good) are friendly. I like the fact that it's very private and location. You can't beat the price!
