I have lived here for a total of two years. The grounds are beautiful, the parking is terrific, but the inside of the apartments need updating. The buildings are a couple of decades old and it shows. In both apartments that I lived in the kitchen was aging fast. The tiles were peeling up, the oven was ancient, and the painted counter tops were also peeling. Every wall in the apartment has years of paint inches thick that flake off. The bathrooms are another site that are in desperate need for a little TLC.
For the high cost of rent compared to the 1980's interior, the rent is too high for the actual quality of the apartments. Also, there are two seperate phases which are seperated by a main street. Phase one is the gated side and rent is higher, however, the increase in rent is outrageouse for a gate that has never worked since I have lived here.
If you are looking for an apartment in Orange Park, Mariner's Wharf is great. If you are willing to spend the extra cash, then its the place for you. Just remember High cost doesn't always equal High quality!
