I've been a resident for many years and life in this complex is now at a low point. We are moving out. The new management team under Jose is unable or unwilling to enforce the rules that kept this a resonable place to call home. There are many issues that go unchecked and residents (and criminals) get the impression that anything goes.

For example:
- someone has 2 junk cars in the parking lot with temporary tags that have the dates magically change every couple months. The cars have been unmoved for a yr. I've complained twice, no action taken.
- The valet trash service leads to residents leaving garbage out overnight which draws raccoons. They shread the bags and pieces get left behind by the trash service. My neighbor has an inch of cigarette butts in front of the door and has started a nice collection in the stairwell. In short the property has a lot of litter.
- Loud stereos (sub woofers) are a huge issue because the bass travels so far. If you call the office, they never offer to take action or document the report. The best I've done is "I'll go talk to them". As far as I know, no action was ever taken and the behavior continues. This issue became the deal breaker for us.
- A year ago they had a great security team that walked the property on foot with a dog. They've been replaced with a company that drives through once a night. I called security on two occassions for loud stereo. No answer, no call back. I don't believe management has a handle on security issues.

The only positive is the maintenance staff. They are pleasant, quick, and do a good job. But you'll need them. For example, the A/C is old and needs to be recharged twice a year (usually takes them 2 weeks to get to you).
Other than the new coat of paint two years ago, interiors are becoming dated and materials deteriorating. We have water intrusion in the closet from the bathroom above.

With all the new constuction and well-managed properties in the area, there is no reason to recommend the Arbors.
