I lived in Bldg. 1 at the Arbors, for two years. The first year was nice. The staff was highly attentive, because it is the bldg. that all the visitors see first, I truly believe it got the best treatment of all.

Then the Arbors were suddenly under new management and I saw a total flip of the coin. You see, when I moved there it was a community of professionals "mostly young professionals" a number of athletes live there, it's the kind of place that people with high incomes of 100k plus felt comfortable living at. I had no problems paying the price. Then college students started to move in who didn't possess social graces.

I had one girl crying because she found a stray cat and knocked on the doors of many tenants looking for someone to take the cat in.

The rules however stopped being enforced there under the new ownership, and management brought all new grounds crew. I did not dare walk in the grass. The grass was just to look at, I wouldn't dare lay a blanket down and sun... My roommate who had a dog took no pride in the community and let the dog crap anywhere despite my objections; the staff would watch it happen if they aren't going to reprimand the tenets, then shouldn't they at least clean it up'

Before the new owners took over, they would pressure wash every month. Not so after the takeover, I was so embarrassed to have guest come over and see how filthy the stairwell were. I would purposely have my guest's park by the office and take the long way to my apartment just to have them avoid the stairwell.

They use to fumigate each apt. once a month, it became a situation that they began to do so only after I would call them when I saw a roach.

The thing that got me to move was the tiles. I had nice Mediterranean tiles in my apartment; the crews loosen some while they were working on my bathroom. So I called the office for repairs.

I came home one day to find black a beige checkered style tiles in my bathroom! They were the exact ones found in Wal-Mart's bathroom that I had just come from! My roommate and I were horrified; this was the case in the kitchen also. The manager told us this is what the owners had picked out, and this would now be the standard for all new apartments. If we really wanted nicer tiles we could put them in ourselves assuming they reviewed them first.

Other then that, I liked the Arbors is its attractiveness on the outside and the neighbors actually speak one to another. The staff was always friendly. They did accommodate special needs, such as extra locks on the doors for those who asked.

They just cut back on the spending. There are 3 things that management could do to make great improvements:

1st, pressure clean all the sidewalks and stairwells once a month.

2nd, institute a warning/fine system if one does not pick up their dog crap and create a dog park area/path. Send letters out to the community that shames (not individually) those who do not take pride in their community, using reverse psych. make doggie bags available also.

3rd, provide door side benches which when opened is the hiding spot for trash, much like the ones at the Lexan. This way we don't have all the unsightly piles of trash and smells; or just fine people who can't stick to the trash pickup schedule.

4th, Enforce the good rules you have in place already. Repost the rules in a letter to all tenets if they complain show them that they sign it before moving in. Don't be afraid to inform disruptive tenets that they are welcome to move to a community which rules aren't so stringent. Remind them that the reason why they were attracted to the arbors in the first place was because of the ambiance.
