Apartments need updating to remain competitive with the market

I returned to the Orlando area early in 2007 and decided to rent as I did not want the maintenance responsibilities of home ownership. I chose the Arbors for the convenient location. I was told that the carpeting in my apartment would be replaced when the previous tenants vacated. The day I picked up my keys I confirmed with the leasing agent that the carpet was new--that it had indeed been replaced--and was assured that it had. However, when I entered the apartment the 2x2 foot patch in front of the laundry room doors was a dead giveaway that new carpeting had not been installed. When I questioned the patch, I was told that someone had probably spilled bleach there. On brand new carpet' Of course, that made perfect sense--AFTER the NEW carpet had been installed, someone obviously entered the vacant apartment which had no washer or dryer and spilled bleach in the laundry area. When I renewed my lease in early 2008, I again mentioned the carpet; the leasing agent smiled broadly and told me they would be happy to install wood flooring as they were beginning to upgrade this 10 year old complex and she could make sure that my apartment would be one of the first ones done. WOW! I thought that sounded almost too good to be true and it was--there was a catch--the wood floors would come with a rent increase of over $100 per month. Maybe there are plans to update the horribly inefficient and unattractive track lighting fixtures, worn out appliances, kitchen cabinetry and countertops, disgsting bathrooms and yellowing vertical blinds as well, but I can only imagine the increased rental fees for those updates! and the mess in the aparment while the updates were done! If I'm going to pay additional rent for each upgrade, why not move to a newer, more modern complex, not deal with the mess and enjoy upgraded amenities as well!'! I've had a few maintenance issues as well, some easily resolved and others ongoing for over a week and only finally resolved correctly when the ZOM property management office was called. As mentioned in several other reviews, trash is an ongoing problem that the office staff does little to resolve. It's a sad reflection on the majority of tenats living here that they do not mind having foul-smelling trash sitting outside their doors for 2-3 days. It's a short walk to the dumpsters and most people drive by them as they leave the complex so it astounds me that they are too lazy to dispose of their trash on the weekends. Yes, it is up to management to enforce the rules upon those who do not comply regarding trash disposal, but it's sad that people care so little about the environment in which they live. I do like the floor plan I have and as long as they continue to offer 2 months free leasing specials, I'll probably stay as I hate the thought of moving. SROlYjGrgm2VnM-SactV

Trash is a HUGE problem.
There must be a maintenance guy walking around all of the vacated apartments dumping bleach on every ones carpet, LOL. They tried fining me for bleach stained carpet after I moved out. They dropped the charges after I fought it.
Don't let them try to charge you if you do move out....not sure if it will help but maybe you can take names.

my unit was beautiful. new carpet, fresh paint, double locks and an alarm. The Orlando Magic practice across the street. I doubt and NBA team would put its' players in harm's way. My bathroom was nice, spacious and you weren't allowed to leave your trash out for 3 days. as a matter of fact it had to be put out at a certain time everyday and if you didn't follow the complex rules ....you were fined. my experience with the arbors was wonderful when i moved in my apartment was lovely and spacious...and when i left it was beautiful and spacious...I loved the built-in Entertainment Center and whenever i had a problem maitenance was there within 48 hours :0) i loved my stay at the arbors!
