To future residents, please beware of this apartment home!
I have lived here since June 2008 and I cannot wait to leave! I've contemplated breaking the lease many times, and just couldn't swallow the fees that they throw at you!
The office staff are misleading, They hide behind the image of ZOM communities, and use that as a high-horse of ignorance towards their residents. I am so disappointed living here. The office staff , especially ... out of respect for her career Im not going to say her name..., has a terrible attitude.

*Note to office, if your employees act or look miserable, please do something about it, because it tells more than you can imagine about the community on a whole. I hope she gets psychological help because I do not understand how she still has a job in customer service, and hospitality on a whole. I pray that she finds peace in her life, and becomes a better person. Her attitude has a lot to do with how things are run, there are some great people in the office, but her negativity just overflows. I hate to seem like I'm pointing fingers, but surely anyone would be able to see what I am talking about if you were a resident here too. There is nothing about her attitude that is welcoming, and furthermore the rest of the staff has to back up her negativity and inconsistencies to get you to sign the lease*.

Keep copies of everything you give to the staff memebers and please take note of who, where and when you spoke to a member of office staff, because information has a tendency to be "lost". Overall, please be cautious and BEWARE!

Yes, they are friendly, however they DO NOT believe in work ethics at all. Be ready to deal with insects, even if you are clean residents yourself. There is shoddy work from the maintenance staff, we ended up fixing some things on our own because of the waste of time some maitenance pple are. (On my way leaving the apartment to go to work, 3/22/09 around noon, I saw five golf carts all around one building, and the maintenance people were just talking, laughing, and waving to you as you drive by - I guess thats nice because they are friendly, but they should fratenize outside the view of residents, it makes them look like they have nothing to do). I have complained specifically about certain things when we did our move-in inspection, you think they are still done' NO! They even wrote on the service paper that some items were normal wear and tear, I wonder if they will have the same leniency when we are moving out!

How about this, the first and only time I experiences a positive staff experience after moving in is when they are asking you to give them a good survey, they sit outside in their suits and smiles, passing out breakfast with a sticker saying to dont forget to take the survey. I was very discrete, yet honest when it came to that survey. How else will they know and understand how their actions are affecting the living conditions of their paying residents. You cant butter me up before you need me to do something for you, that is just wrong. When leading up to a survey, one should give customer service all through the year, not just leading up to the deadline! Begging for a good survey is not the way to go, and frankly it makes me wonder if they have been receiving less than desireable surveys, and are trying to turn things around last minute for those who have not taken it yet.


The parking is RIDICULOUS! I have a small two door compact car, would you believe that someone knocked off my mirror scraped my door, paint and parts completely off the car! Someone had to be intoxicated to walk away from a parking mistake like that and not leave a note or something. I walked out my building in complete shock! I just bought that car a month prior, and I have to swallow a cost of something that happened to my car when I was sleeping! The amount of damage was not enough where it was worth me using a claim against my insurance for it, but just shy of 500.00 really hurt my pockets. Lack of respect for other's property maybe, but that just told me what kind of characters I am living with, you know' I was just very disappointed. As for the staff, if they were to actually change the universal gate code from 8117 then they will be able to at least TRY and control the kind of characters that come in whenever they want to use the beautiful pool and other amenities that keeps PAYING residents awake!

Ugh, I need to take a break from this negativity, and try and enjoy my day off. But, I have to hear my neighbors getting busy loudly, deal with my inconsiderate neighbors above me who likes to play music all times of night and day. I love music too, but at least I can say someone in the building must have made a complaint about it because incidently, the building got a letter stating when "quiet times" are. lol.

When it comes to the Arbors, looks are deceiving. There are a lot of management companies out there that are honest that you may prefer to give your money to instead of this complex. Sorry to say, Arbors has A LOT to work on, not only to keep their residents, but to gain new ones as well. I let the outside wow me, and I made excuses about the old interiors of the models shown.

amazing that you had that experience. i never had any insects, bugs or anything in my unit and i lived there for almost two years and maintenance always fixed any issue i had within 48 hours. front office people were really nice. i drive a bmw and it's never been touched and unfortunately if your car is damaged by some idiot, it's not the complex' fault. it's like parking at publix..that's why we have insurance. but i will say that the parking spots are close together.

They DID have bugs. I even had people come treat and they must have used water, I lived there 1 1/2 years. I have to agree and forgot that the maintenance guys were very nice.

amill you are probably a ------- idiot from the leasing office. I live there and the complex is for ignorant people like you to live in. Bugs everywhere and plane disgusting. The office people starting by Jennifer and the Manager are horrible and misleading, I was able to resolve my issues by suing the ZOM residential so dont come lie now. I did have a BmW and by luck it was untouched no need to say you have one. No offense but if you have so much money and drive a BMW what the hell are you doing leaving there I guess you need the 3 months free rent desperately. Regards Go ---- youserlf

I am not saying that they don't respond within a resonable time if the issue is not an emergency, however, they are not efficient. The problem usually took more than one time to be corrected. I wish the best for the Arbors, it truly is a beautiful community on the outside, its just not all that its cracked up to be unfortunately.

I hated how the office was so two-faced...when we came in to lease, they were so nice...but when they pulled our credit and saw that we were not perfect they became jerks and were rude and pretentious!!! I will not lease here, EVER!

I WAS thinking about renting here but not anymore! Thank you to the anonymous writer of this letter. I've always thought The Arbors apartments were beautiful on the outside but apparently their not on the inside. Also, I have come into contact with an office rep. from there during an aerobics class and surprisingly she WAS very snotty. Well, all you can do is hope that the leasing office or management will read these comments and change things. Good Luck to everyone who lives there.

I also was considering moving there in about 4 weeks, put an apartment on hold this week but will be calling them tomorrow to remove my hold. I agree the outside appearance & the location being so close to I-4 is definitely appealing. I am understanding now why it is so cheap.

Everyone thoroughly complains about every apartment community I've ever researched on this website. If you don't like it, good luck on finding an affordable place that is up to some poster's immaculate standards. You live in the tropics. If you don't like bugs, go move to Alaska. Oh wait, there's bugs everywhere. If you don't like the office or the management, don't cause issues. Pay your rent and mind your own business. People are wayyyyyyyyyyyyyy too stuck up and need to understand that unless you have $500k to live in the metro or Lake Eola area, you have to sacrifice some of your precious luxuries.
