We've lived here for about a year now and have more problems than I can even count anymore. So I'll list them all.
1) Failure to represent new regulations to tenants. My roommate had his car towed at his own expense. Why' Because they handed out parking passes via slipping them in door knockers and somehow either skipped our apartment or the wind carried it off. He was not informed at all of the towing nor of the parking pass so was convinceed his car was stolen. When he called the district manager himself, he told him that he would be reimbursed. However, called our complex and told them not to reimburse us. After 3 days of runaround and dodging, we finally caught up with him and threatened a lawsuit. After that, he was reimbursed without a fuss.
2) It's not sanitary. Many people moved out in Fall of 2003 because there were an unmentionable number of complaints and reports of black mold in the ac units.
3) False advertisement. In the event of this lack of tenants, Arbour pushed for income by advertising for furnished apartments and no pet deposits. Well wouldn't you know it, a month after they had enough people again they reassigned the pet fee and all the new tenants were forced to pay $200 anyway.
4) The maintenance is awful. It once took them a week and 4 phone calls jsut to have them fix our a/c.
5) Poor living conditions. When we moved in, the tub enamel was peeling off, that is to say it wasn't simply painted over. Which it was.
6) They don't clean after you leave. Our neighbors moved out (I helped and vaccumed right before they left). The carpets were not cleaned and this was a pet owner's apartment.
7) The complex is loaded with college students and is behind a student living complex. Every evening you can can step outside and catch an earful of lucid language and intolerable hoots from a gang of slack-jawed, drunken teenagers.
8) The complex is ugly. It smells awful because they have left areas for stagnant water to collect and the upkeep on landscape is unkept. The buildings themselves look as if they belong in a concentration camp and they're painting the exterior yellow when the focus should be on the poor conditions of the interior.
9) They're incompetant to their work. We, at one point, had a late fee because of an internal bank error about 4 months ago. One of the clerks told us that it wasn't a problem and he would waive it. A month ago we got an eviction notice. Guess where it was. Underneath out doormat. No call, nothing in the mailbox, and no other notice. If I hadn't have been cleaning, we would never have found it. We calledthe ront office and they swore to call us back that very day about it because they didn't know about it apparently. No call that day. In face we didn't get a call until a few days ago saying that it would be taken care of. If that wasn't it, you'd think they'd at least spell your name right on the eviction notice. Needless to say that it was only settled after, once again, a lawsuit was ready to filed. Very rude, irresponsible, and inconsiderate customer service.
10) It's overpriced for what you get simply because of its location to the school.
11) No guest parking. Nope. No where. At all. If you park without a pass, your car is towed. Don't invite family here unless you want to put them through a hellish nightmare.
Unless you're attending the colleg e across the street and not willing to save the hundreds of dollars 10 miles down the road, I would NOT reccomend this complex. In fact, research the major company who runs these apartments and stay clear of them. It's just awful. Next time we will know what to look for in an apartment complex, and it's everythign the Arbour isn't.
