I moved into this apartment 1 year ago. I will summarize first the good points I have found. 1) Close to UCF 2) I have a few very nice neighbors 3) Free cable 4) No extra for water.

Now for the problems I have encountered
1) Completely ineffectual management and maintance staff. From ignoring or "losing" work orders to placating you in order to keep you quiet this staff is truly atrocious! I moved in 1 year ago, I put the work order re: my fridge 3 times and still to this day do not have my part. I have been attempting to get a recyling program going (for 6 months), encouraging the office to take it seriously and I have received strained and flippant responses such as "oh we will get on that, cause we are paying for it", "I will email you back". One month later nothing so I follow up and then I receive the same and then again NO response. I don't believe a thing this management staff says. Nothing ever gets done and they are simply dismissive about it! Nothing makes me more angry. Customer service here is a joke.
2) The price for the miniscule space you get is RIDICULOUS! A 1 bed maybe 550/600 square feet for what was to be 780/month. Please!
3) Unsafe, the police seem to always be here. There are neighbors that get out of control and have loud violent fights in the yards in the wee morning hours. There has been a stalker and on more than one occasion I have seen what appear to be drug deals going down. I do not feel safe here and have stressed this to the staff, encouraging onsite security, etc.......again I was met with a placating attitude that lead to nothing.

At one point when one of these fights in the area got WAY out of hand and a chair was thrown through a window, I discussed this with the office and reported exactly what I had observed. One of their maintanence staff then told the residents who had the fight and threw the chair that I had told them. I know this because I saw him do it, point at my apartment and then heard the girl from the fighting apartment say..."what you mean that girl in the window". I was furious.... I spoke with the office staff about this and nothing re: my safety was done even though they had just essentially broken the law by breaking my confidentiality. However the maintenance staff did "magically" become overly friendly towards me. Actually it was funny because a maintenance guy came up that same afternoon to let me know they had fixed the light outside my apartment (which I had put the order in for about 3 weeks prior and had been fixed now for at least 2 weeks). He also somehow found my request for my fridge part with stated that I put it in the day before. UM NO, I had put that request in 3 times and the last was well over a month ago. Hmmmmm... failed attempt at soothing relationships.
4) Pet rules are not enforced. Poo everywhere and people with large pitbulls that run free. There are tons of feral cats that have obviously belonged at one time to residents. They are just now trapping these poor animals and who will be taken away and most likely killed. No thought of prevention like a policy that all resident animals must be neutered or spayed...NO.... let's just develop an out of control stray and feral problem by allowing residents neglect and irresponsiblity related to their animals. I know of several properties that require residents spay and neuter and provide proof....I commend these properties.

So to summarize. A few good points and a ton of bad ones. If you move here be willing to either ignore a lot or put up a good fight. I truly do not recommend this place based on my experience. You will be surrounded by dismissive staff and irresponsible neighbors. Good luck!

I lived there between 1996 and 2000 for 4 arduous years. I know exactly what you are going through. My suggestion to you would be to do what I did a few years back. Take every extra penny you earn and put it toward a house of your own. I wasted approx $36,000 on rent from 1995 til 2002. I only wish that I was able to save up sooner, but it's better late than never. Apartments in the greater orlando area have gotten worse and worse, especially because the price of housing has gone up astronimically. unfortunately, more and more families are moving in with other families just to make the payments and this leads to chaos as you have sadly seen.

hay.. i know what you are talking about. I currently live Arbour and deal with the dismissive attitudes of the staff.The maintenance became super friendly to me as well after I called the head management office of Arbour. The fights are frequent and the police have docked outside my apartment window on several occasions (I live alongthe main entrance strip) searching cars. It is close to UCF yes, but its not worth it. As soon as I'm done with UCF, I will definetly be out of there. Advice, if you have a problem call the head managment office and not the office on the grounds- I have gotten responses going down that avenue.

i was wondering where i can find the number for the head management office...because I am having some major issues with the office people at the complex and can't get any of my problems resolved
