One word: gunfire. Happened right outside of my front door one Tuesday night thanks to a drug deal gone wrong. Management refused to do anything about the residents involved and Orange County police gave nothing more than a slap on the wrist (and gave a hard time to the surrounding residents when we complained). When I came in 2004 the complex had young couples with small children, older residents, and graduate students like myself. In the last year and a half the resident base has changed dramatically leading to more gang-like incidents and the aforementioned drug violence. Also important to mention is the continual change in management companies - at least three times that I'm aware of in the past three years. As management changes, so do policies of which are not adequately reported to the residents. I do not recommend Arbour Apartments at all and would in fact ask that you keep looking. The price for being close to UCF may seem like a good deal but you will pay for it in the end with your patience, stress level, and cash from your wallet.
