I've lived at Arbour Apartments for one year with my girlfriend and we both feel similar about the properties:
Pros- Inexpensive(comparatively for Orlando), pet friendly, few parties, decent maintenance staff, and people are generally nice
Cons- Poor management staff, grounds constantly littered with trash, drug dealers frequently live and operate out of apartments(from the dealers own mouth to my ears), the internet is horrible and there's nothing you can do about it, the laundry center is run down and the machines are always broken, and the buildings are decrepit on the inside and I'm in constant fear of my floor giving way beneath me
We lived hear for eight months and didn't mind the (possible)shootings, drug dealers, crappy laundry and so on; mostly because as long as we didn't bother anyone nobody bothered us and we could be relatively comfortable. But then Arbour signed up with Ygnition for internet and cable and that was the straw that broke the camel's back:
-Arbour pays $50 a month for one internet connection and everybody in the complex uses that one internet connection. This wouldn't be bad if the internet were free or really cheap for the tenants, but
-Arbour charges $25 dollars a month to each tenant who uses said internet! Also the connection is usually at dial up speed(15 KB/s). You have to pay high speed internet price for dial up.
-There is nothing you can do about it because Ygnition sets it up so that no other internet provider can reach the apartments. That means that if you sign a one year lease it's dial up internet or nothing.
PET DEPOSIT WARNING
Arbour requires $500 deposit($300 returnable) for dogs up to 50 lbs and $700 for dogs over 50 lbs. This is extremely high for an orlando pet deposit. Also, when we moved in our carpets reeked of pet urine so we're confident that Arbour pockets all of the money.
MAINTENANCE VS. MANAGEMENT
Our A/C was broken for a week during the summer; HOT! I went down to the office several times to ask them to fix it and received the brush off each time. It wasn't until we directly called maintenance that anything was fixed. Maintenance showed up within an hour and had our A/C working again. MANAGEMENT=sucks, MAINTENANCE=Good.
