Read all the other reviews below first. Then when you've almost had enough to pass on Boardwalk come back and read this. Toss the other reviews out the window. I would have been writing the same things they were if I had done this a year ago when I moved in. Management was horrible. My apartment was trashed when I moved in and my roommates/neighbors were loud and kept very poor hours.
I renewed because of convenience - it's a hassle to move. Now I'm glad I did.
In the front office the new Leasing Manager (Rory) means business. No joke - she gets things done and will take care of issues that arise in a no nonsense manner. I have the utmost respect for her and the staff she and the property manager have hired. They are a great group and are fantastic to work with as a resident. They are updating the furniture and making sure the apartments are ready when you move in. Things have changed for the better.
The parking can be troublesome - but it's really only a big problem between about 3-4 am - before and after the worst you'll have to do is walk a little bit.

Unfortunately, you are not accurate. "Rory" is "old Management" and "toughness" is not what leasing is about. Safety and consistent management principles is what attracts tenants and Baordwalk DOES NOT offer that! Check the police records and you will see. You paid for a "Gated community" Does the gate work? Does management respect your privacy? Or do they barge in whenever they want? Do the apartments get broken it? Are there fights that require police intervention?
Before you sing the tunes of this place, check out the facts!!!

Rory has been there a while, it's completely inaccurate to call her new. Management above her changed but that resulted in no new contracts or rules. I strongly believe that this review was written by an owner or Boardwalk Staff if not by Rory herself.
It should not be believed or used in your decision making. Look at police records. ITS PUBLIC RECORD! Drugs are rampant, violence is rampant, theft is rampant. The gate is nearly always broken, the pool was usually closed... the underlining reasons for these things haven't changed even if the higher management did.
Rory did try to help me but there was little she could do since police aren't allowed in for patrolling. This means that you must personally testify and press charges against any criminal in boardwalk. That can be very dangerous. The office is still closed at night, drive by to see the hours, so good luck filing a noise complaint, especially if you live with the people who party. Nothing you can do about it except buy a second apartment.
This place hurt my academic career and I believe it would hurt other serious students still.
Make the place better by keeping criminals out, by requiring a class schedule to move in, by requiring inspections that kick people out for possession and firearms. Take the gate down so that police can patrol. And keep the office open 24/7 to file and report noise complaints. It does not help to post fake reviews and trap new people in leases they can't wait to be out of.

Yeah whatever, Rory was there when I lived through it. This is full of crap. No way there were any 5 out of 5s, especially the noise, what a joke.

#1 - Rory began during Megan's reign in Fall 2007. When's the last time you were hired on to work under a bad manager and were able to flip things around instantly? Never.
#2 - I hear a lot of complaints about the gates, (You paid for a "Gated community" - actually no... check your lease - there's no contractual obligation for this, please learn to read) but at the same time the moment the gates close people complain because police have a harder time getting in. Make up your minds.
#3 - Police do not patrol private property which is what all apartment complexes in this area are. You may, at any time, call 911 or the non-emergency number for Orange County to request the police to visit. I have done this personally many times. And they actually show up at 2:22 am when they did when my apartment was broken into.
#4 - Every complex has crime, noise, parties, and troublesome residents. Close to UCF you may have more students that party than adults working full time so noise may be a slightly bigger issue, but then move a little further away if you can't take it and drive more than 15 seconds to campus.
#5 - Please read your lease. There is a provision stating you MUST obtain renter's insurance. If you get broken into and lose all your stuff, it's unfortunate, but it's really your fault if you take a big financial loss. I walked in on a robbery in my apartment and the 4 additional robberies happened (at least) last year - but guess what - they happen at every complex.
#5 - They have pagers for the courtesy officer and maintenance - they'll typically respond within about 20 minutes of a page.
#6 - What office is open at night? Name a few? Did you just move off campus where the dorm offices are open at night? What do you think this is? A WalMart?
#7 - Of course the management change "resulted in no new contracts"... it's a CONTRACTUAL LEASE. Meaning that no party (management or resident) can arbitrarily change it on a whim. You can amend it with mutual agreement, but do you expect them to cut you a break on your rent or let you move out because life in the real world isn't a fairy tale?
It's not perfect, but it's far from abysmal. :-P

hah! Listen to "original poster"! Spouting off technical jargon that I (having worked as a property manager before) only know from work is only making more of a case that the poster is somehow professionally affiliated with Boardwalk. Get a clue "original poster", this place is a mess and dangerous and nothing has changed in the few months since I escaped. The "pagers" are useless. Nobody came when we tried using ours....THREE TIMES! I just called the police station to see if, as you claim, the crime has gone down. No such luck, it's just as bad as ever and was even WORSE over the summer than usual. People, please don't be fooled by some who may have their hands in Boardwalk's pocket.

Nightmares don't last forever, eventually you wake up their gone. I left and Id never go back even if they paid me to. This place is terrible. Being gated, despite how the gate is broken most of the time, means that unlike other college apartments in the area, POLICE DO NOT PATROL. The Gates keep law out. And management goes home in the evenings and they don't live here. So at night, people run around with guns, drugs and people have gone missing here. The witnesses to scared to talk because the will go missing next if they do. Its a horrible place. With the office closed at night and no cops, a person can't even call in a noise complaint. This place has more crime than Pegasus Landing and old University House put together, which is funny because Boardwalk is much smaller. There aren't just occasional robberies here, your neighbor will put a gun in your face and take your stuff if he sees something he likes and there's nothing LEGAL you can do about it because if cops show up they know who did it and they will kill you or beat you to a bloody pulp. A guy went missing here over such a thing. Imagine getting robbed/taken advantage of by your neighbor the entire time you live here, over and over. Imagine knowing that your dead if you call the cops about it. Imagine getting no sleep at night, imagine being made fun of for going to class or always getting hit on/harassed by drug dealers and deadbeat losers. There are people I wish were dead for what they did to me and I have to live with knowing that getting away is all I can do. That's what it's like to live here. living here was a terror and one of the worst choices I ever made. Rory worked there and did nothing for me. NOTHING. The office is closed at night, what can they do about noise and parties? no one cares about noise citations, my room mates were proud of getting them and laughed if I complained.
