I don't understand why so many people have so many issues with this complex. I moved here after moving out of Pegasus Landing (awful!), and the apt we moved in to was very nice and very clean. Our couch was new, and our dining room table was about a year old, but all our furniture had stickers on it since it was like, right out of the box new. The maintenance can take a while, but its a low cost student living community, so it's to be expected. And they always do take care of the job. I moved in with two friends and we had a random girl, who is very nice. (We do have the usual issues, like cleaning problems and being messy, but hey, we're all college students).
The complex does have some issues, but they are all over-lookable. True, the gate never works, but I lived at Peg Landing where the gates were down 24/7 and gates really are a GIANT hassle and don't really offer a lot of protection anyway. We have had a minor sugar ant issue, but I'm pretty sure that stemmed from the uncleanliness of our apartment as a whole (our fault, not the complex's). Parking IS awful, but mostly just for guests. There is little to no visitor parking, but I live in the front of the complex, where parking is the worst, and I've never had to walk very far to get to my room. Lastly, the neighbors downstairs often have very loud parties. I used to call the courtesy officer, but he stopped answering my pages, so now I just call the cops and there isn't much of an issue at all.
I think a lot of people don't realize that student living is NOT living in your parents gated community where someone cleans for you and everything is handed to you on a platter. If you go in expecting to get $530 a month worth of a living space, Boardwalk will go above and beyond your expectations. If you're expecting to live like royalty, you're going to be disappointed. I'd recommend it to anyone I know though.

Does it say in your lease that the gates will always work? I have been subjected to additional electric charges, so my roommates and I talked about it, started paying more attention to our energy usage, and have not had an overage since (this is not a Boardwalk only thing, at Peg Landing they charge you overages like no one's business, as with any pay-by-bed complex will. Welcome to the real world). Management has only once come into my apartment without prior notification, and it was to spray for pests since the neighbors had been having problems so they thought it'd be a good idea to spray for us just in case. I have not moved out, since I have renewed my lease, therefore I can't say that I will get my deposit back. However, you should ask other people at other complexes if they have ever gotten THEIR deposits back. The answer is pretty likely no. At most apt complexes you are expected to pay the deposit and must expect to not get it back. I have read the detailed move out policies, and plan to adhere to them when moving out, just like I did when I moved from Peg Landing, so I'm not expecting any problem. Have you, anonymous, ever lived in student apartment complexes before? I'm guessing no. And I am glad that the cops do come to the complex, as I have called them before asking them to take care of noise complaints. Having the cops at a complex is not always a bad thing. I still think people just rate these places without realizing that it is STUDENT HOUSING, not big fancy person housing.

I would like to ask this person if they have been subjected to additional electrical charges? Have they had "unexpected" visits by management for no reason? When they move out, wait until they get the bill!! Has anyone gotten back their deposit? How much additional charges did they get imposed when they moved out? Have the cops been to the complex? Does the gate work??

When I moved out of Boardwalk I only received about $70 back from my deposit. They charge for the apartment steam cleaning even if you steam cleanit yourself (Which i did). They charge for every little crack and scratch. I was charged $40 to replace part of my desk because the wallpaper-like contact paper lifted from the plywood in one corner (a $2 bottle of crazy glue could of fixed that). Boardwalk apartments was a nightmare for me though. If you can, share a house or get a 1 or mult bedroom apt at a regular complex (Arden, Tortuga Bay, The Fountains)
