I'll try to be as in-depth as possible, since "great place to live" never means anything! ;) My Fiancee and I have lived here for 6 months, it's our 1st apartment in Orlando as we used to live in California. Rent hovers around $800 a month for a 1BR, which is a tad high for the area but we can afford it, and it's worth it.

Parking and noise levels-
Parking is usually fine. Only 2 or 3 times have I had to park in a lot other than the one directly in front of our unit! Aside from the morons that park 3 seperate motorcycles in 3 seperate spaces near eachother, the lots never fill up. Noise levels tend to be low, there is an occasional fuss at 12 AM from people outside or loud cars passing by, and you'll know if the neighbors are having a party from the loud thumping. A quick bang on the wall from my side always quiets them down though. Other than that, I've been very pleasently suprised with noise levels, only once or twice a month can you hear anything outside your own unit!

Groundskeeping and ammenities-
The grounds are well kept, and the pool is nice (no hot tub though). Laundy facilites are well kept and the tennis/raquetball courts appear to be nice(havent used them). The grass is always cut and the trees/shrubs are trimmed neatly. Lots of big shade trees are a very welcome sight too!

The local area and safety-
There are plenty of supermarkets and stores around the area, from Wal-Mart and Publix to Lowes and Walgreens. The immediate neighborhood is middle class and leaves a bit to be desired safety wise, the closest bus bench for Lynx has been smashed to pieces for a month or two now... There is the occasional creep thats staring at you as you're walking to the market, but this occurs everywhere. In the complex itself I feel very safe. It's completely gated at night except for the main entrance, which is good. Security makes nightly rounds and I see the officer all of the time after 9PM. The side gates are usually locked by 10 - 11 PM. My car has been broken into once, but it was my fault for leaving some valuables in plain view.

Construction/maintnance service-
The units are older for the area (I believe 20 or so years old) but very well constructed. There was a problem with the unit next to ours with rain damage from recent storms, but it was fixed very quickly, unlike other apartments in the area that still have pressboards all over the roofs and windows! ;) They ripped out the whole side of the building to repair it but did it quickly without disturbing us or other tennants. Cabinets and appliances are old but are in good working order. My only gripe is the STONE AGED dishwasher, it's terrible! Oh well, not worth the maintenance requests to have them do nothing to it and say it's fixed. ;) Plumbing is fine and the central A/C rocks! I keep it cold in here which means a high util bill ($90 a month), but thats just me! The walls and floors are rock solid, I cant EVER hear my neighbors except when they're absolutely blasting music. You can't blame Camden for your neighbors though, so don't take that into account. You can get stuck with crappy tenants anywhere. By the way, I have yet to have bug problems which seems to strike all over Orlando, although my cats did find a cockroach the other night which freaked me out. Upon further inspection I could not find any other ones though I'll definately update this review if it becomes a problem.

I'd consider the apartments very above average in general. There are a few annoyances (old appliances and such) but overall I've loved my stay at Camden! Driving to school at UCF is a pain, but anywhere in Central Orlando is going to be the same. The office staff is always nice and helpful, which is a welcome change from the typical idiots that tend to run managed properties such as Camden.

Side note- we've considerred moving to Camden World Gateway due to it's better location for work, school and play. We toured a unit a while back and were very impressed! It's a bit pricey, but not too bad.

I'll end by naming the best reason to stay at Camden- THEY'RE NOT GOING CONDO! Seriously, I think 5 of the 10 apartment comunities near me have gone CONDO in the past 6 months! It's worse elsewhere, everything in Orlando is going Condo recently! Camden has vowed not to go condo, and I believe them considerring the company doesnt do condos and has actually bought out World Gateway to keep it from going condo! What with storm damage and obscene insurance rates, I don't want to be locked to a condo in Florida right now. I like the feeling of being able to leave in a few months if things turn sour, which I doubt they will here at Camden!

Recap-
Pros- Parking, nice upkeep, centrally located, nice office/maintnance staff, ROCK SOLID walls/floors, they're not going Condo! ;)

Cons- Appliances are older, neighborhood safety could be better(but Camden has nothing to do with that), Rent is a tad high...
