I'll hit on the positive notes first. We have found most of the office staff to be very friendly and helpful. The apartments are close for both UCF and Valencia Community College as well as the Waterford Plaza for shopping. The kitchens are a good size and there is loads of cupboard space. The grounds are kept clean.
That's about it. We were so excited to get an apartment with a fireplace. However, after the hurricanes hit and the roofs were finally repaired, we were told we can't use the fireplace for 6 months (for undisclosed reasons). Great, we can use the fireplace once summer comes!!!
The work on the roof was done slowly and unprofessionally, as all major work is done here. The contractors are horrible, they left nails all over the place which was a real safety hazard. The apartment next to ours had severe damage due to the hurricane and the nice people had to move out. They came to fix the apartment about Four Monthes later and were singing loudly and laughing and cursing the entire time inside that apartment. (I know because the walls are so thin I could hear every footstep). When you are a full time student this is a major hassle.
There is no assigned parking which is also a mjor complaint of ours. There is barely enough parking for everyone to have a semi-close spot if everyone one were to own one car per apartment. So, with some people having two cars or having friends over, we are left parking a mile away. It's really a nuisance when you're coming home after a big grocery shop and have to walk that far.
We have a fitness center and raquetball court which is another thing we were excited about when moving in. The raquetball court is adequate (some spots on the floor aren't level so your ball could fly in any direction when it hits the ground)! The fitness bit is really sad. There are two weight machines which have both been missing the pins since we moved in about 6 months ago and so are unusable. The treadmill has also been broken the entire time. So our fitness area comprises of two bikes, only one of which really works.
We have not had a problem with maintenance. They come fairly quickly, usually within the day called. However, there are just so many problems. The water pressure is horrible. They come out to fic it and within a month it is horrible again. It just trickles out. The pipes under the kitchen sink leak. The doors and windows are sealed very poorly. The electrical outlets are shoddy. You have to constantly take the plug out because it isn't working but if you plug it right back in it will work. This has been a problem when you need an alarm clock to wake you up for a final exam and nearly miss the exam because the outlet cut out and your alarm didn't go off. Not good.
A few of the kitchen cupboard doors either don't stay open or don't close. The door to the dining room closet doesn't close because the door is too big for the space.
We have a few very nice neighbors and some really loud obnoxious unfriendly neighbors, I guess that just depends on which apartment you are in.
There are loads of apartments in the middle of the neighborhood that are unused, I don't know why. They have been that way since we moved in 6 months ago and don't seem to be worked on or in the process of being repaired.
While living here has been adequate, with so many problems we would not recommend any friends to move in. Now they are talking about raising rent because of problems with the toilets and aparently people flushing things they shouldn't down them. But we can't help but wonder if it's really to cover the cost of all the hurricane damage. I know we've never flushed any unflushable downt he toilet so it's really unfair and silly.
The maintenance spend a lot of time driving around the neighborhood on little annoying golf carts but it's only to pick up the trash from lazy tenants who feel the grass and parking lot is their trashcan. They keep the neighborhood clean.
Overall adequate, just don't expect a lot.
