My wife and I lived at the Grand Reserve for over a year and I'm writing to plead with all potential renters to not make the same mistakes we did, which was moving there but more importantly, signing a lease before researching this complex or viewing the ACTUAL apartment you will occupy. All these other reviews are so accurate that I don't need to reiterate my facts that are silmilar. We'll just stick to our unique facts and situation. Before signing, take the incompetent management's tour, then come back and visit after business hours, sit in your car for an hour between 9 and 11pm and watch the traffic, loud stereos, music, speeding, foul mouth neighbors and more and you'll be convinced not to rent. They won't tell you that the East complex is prime rental yet the West is Section 8 housing. While your're watching, have your cell phone handy so you can dial 911 when a crime breaks. There's a likely chance you'll see something you'll need to report. If the neighbors aren't having a serious domestic fight, their partying and there are nearly nightly incidences. If all the other reviews here aren't enough......My new, meticulously cared for, 6 month old 2001 Jeep Grand Cherokee was broken into by three teens and hot wired while neighbors came to get me to report it. My anti theft kept them from getting 15 feet before they bailed and ran, but not before they did $3400.00 damage. Management offered no responses to our numerous complaints after we found that several dozen resident cars had been both vandalized and stolen since this complex opened, not to mention the stolen cars that are deposited here on a weekly basis from nearby thefts. I never felt that my wife and children were safe. My children couldn't walk in the grass because the community pet walk area is not utilized (if you know what I mean and yes the smell is overwhelming on hot summer days). My retired downstairs neighbor filed formal complaints on us, but our "noise" was nothing except my two year old playing. We didn't have parties, pets or even a stereo and my daughter was in bed nightly at 8:30 pm. My wife and I both worked and were in bed by 10:30. We had several neighbors that were college partiers and the mis-directed complaints from the downstairs nieghbor pushed management to threaten to evict us several times. When we asked to present our evidence we were told that it would not be accepted. Because I travel for business, we have rented in 15 cities without one noise complaint but this place threatened to evict us without offering a chance to refute the complaint! If they put so much energy into throwing out the bad renters and welfare junkies, it would be a nice place to live. If your downstairs neighbor smokes and you don't, get used to smoke in your apartment. I had management spray foam insulation to fill cracks (and a wide open a/c chase) from the apartment below and after three failed tries, I finally found it necessary to research who owned the complex so I could call them until an owner representative personally came to adress the repairs not properly made by management. If your lease runs out, hang on to your wallet. The first two months are free and can be pro rated over the first year. That will get you a $700/mo lease on a 2/2 that goes up to $1040 in month 13 if you don't re-sign for another year. Read your lease fine print, they won't disclose several lease details that can crush an average renter later. Don't fall for their low lease trap, because if you need to extend for even one month over your lease with a month to month committment, it will cost you dearly. Read the warnings below from others and rest assured, a 10% rating on this complex is generous. Don't jeopardize your health, welfare or your loved ones like I did. Read the reviews and find another place to live, you'll be grateful. There are many far nicer places nearby at comparable or lower prices.
