I have been around since 2007 and know other tenants that have been here longer than me. I have gone through some non conformace situation but in the end it was resolved. Have i felt like calling corporate yes. I they resolve my issue and compensate for what they didn't meet yes. I look around a try other apartments at the end of my seond lease and had to run back here because where I end up was worst than here. For those that complaint about their apartment issue stay consistant and it will be resolved unfortunately that's every where. Do the research. I research over 50 complex in Orlando before returning here and believe or not Kirkman rated higher than all of those new comtemporary hot complex build by Millenia Mall, Lee Vista and many areas. The rent is better and the services is better. Brand new apartment complex are rating low not because they are new it's because they also allow many restricted income tenants that do not appreaciate a nice place and then the same complex turns around and double charge above restricted income a higher prices. DO THE RESEARCH I guarantee you will understand. After I I went through in 3 weeks else where I regret moving out on the first place. Is not about the people that move in all the time. Is also the people around the areas looking for trouble. We have to take back our neighborhood and not allow the rats and snake to get in.

This is so not true! This complex allows anyone to move here. Yes they can pay but will leave trash and the noise level has increased. I have been here two years working and I cannot wait until I move. The front office is nonresponsive and the maintenance staff are delayed in their repairs. There are nicer, less expensive and customer service oriented complexes in the area.50 complexes visited is highly unlikely. I would not advise anyone to move here. The gym is not open 24 hours due to residents vandalizing equiptment. Please do not get me started on the lack of security. With the new tenants moving in the complex has gone down substantially! They list this property as gated but they remove the only gate that locks at night.

I spoke to the office and they confirmed with me that they are hiring a Patrol Service in a couple weeks and I would much rather have that than gates! Anyone with a half of a brain knows gates don't work in keeping criminals away- I love it here and I have lived here for 4 years-I have not experienced any negative issues with maintenance or the office? Guess me and the other person are just lucky and you are not? As far as crime goes.. I work at the hospital and come home late but I have never seen anything weird or crazy? I feel pretty safe.. I mean come on.. its Orlando for heavens sake and you cannot expect them to be responsible for you... You are a grown adult... I think every community has its pros and cons but I have always liked it here..
