I would highly recommend staying away from this apartment complex. Although at first glance, it appears clean, and in good order, coming home here has been less that appealing. The entry security gate was damaged on a nearly daily basis, and only operated about 15 days during our 13 month tenure. The residents rearely, if ever, cleaned up after their dogs, and often let their dogs use the stairwell or common exterior hallways as a toilet. We even found a resident swimming in the pool, with his dogs one evening. When we presented the problem regarding dogs swimming in the pool to the management, we were blown off as if we were complaining about nothing important. On numerous occasions, other residents held parties outside in front of their garages, beneath other residents windows, until 4 am.

As a resident living here since early 2006, I will agree about they gate. When you question the management about the gate they will say that it closes late, and that's why it "appers" to be broken. However, what I've never told them is that I arrive home sometime near midnight most nights and the arm(s) are either up entirely or half-way open (broken), the outgoing gates are ALWAYS closed, even during the day, I think they're just too cheap to fix the incoming gates. I've only had to use my gate pass about 30 times while I've lived here (~1.5 years). HEY FALCON PARC: If you're going to only close your gates from midnight until 6am, why have any gates at all? Maybe now that you're name dropping (they have renamed the place "Ledgends At Lake Nona" to try and sound upper-class along side the Lake Nona Golf & Country Club across the road), maybe you'll try to fix your internal image problems...a 28% rating is pretyy bad!

I've only seen the gate closed two or three times in a year. And when it is closed cars line up and tail someone in - so there is no security. Also, paid parking is an issue. I went to the office to ask about getting a new garage (since someone always parks in front of mine) and they said they didn't know which units had which garages or paid spaces. What a rip-off.
