Do NOT sign your lease on the dotted line unless you are prepared for:
1.) To not live in a "gated" community as advertised. (The gate has only worked about 10 nights we've lived here in 2 years)
2.) Have a fire ant infestation (or other pests like our lovely spiders who thankfully eat the ants) even though you've repeatedly let the office know you are allergic and it is against the law to not fix the problem.
3.) Prepared to have absolutely no legal way to get out of your lease (even if you are allergic to said fire ants and they have not adequately exterminated them as required to do so by law)
4.) Travel at least 20-30 minutes for anything but the bank, Publix, and McDonalds
5.) Live with sewer gas (Our bathtub even flooded with sewage several times because of shoddy construction)
6.) Live with cancerous radon gas (which they supposedly have fixed now after a year of us living with it)
7.) Fear for your life when you get out of your car at night (most of the lights in the parking lot do not work properly and it is too dark to see)
8.) You want to get stabbed by the metal in your carpet thresholds (because they were too cheap to install a barrier between the carpet and tile
9.) Spend your life trying to clean your carpets (I've never lived with carpet this cheap and it's not even installed properly. Half our closets barely have carpet)
10.) Spend your own money fix repairs they should have dealt with (Doorknobs to closets, sealing the tiles to prevent mold, mini-blinds)
11.) Get your pocket gouged for rent and other services (We pay $1330 a month for a 3 bed/ 2 bath and that was a "discount")
12.) Get ripped off for "valet trash" even if you don't want to ($17.00 a month and they don't come for 3 or 4 days straight sometimes)
13.) Hear your neighbors' dogs barking and kids screaming (not as noisy as other places we've lived but certainly not quiet)
14.) Look at dead, falling down palm trees and barren dead grass (There are at least 3 in view of my apartment alone. They do a nice job taking care of only the grass and trees near the leasing office)
15.) Risk getting into a car accident every time you come or go. (The streets and turns are much too narrow for two cars)
16.) Get ripped off when you try to move out. (They will make you pay for every single charge they can think of because they can't get enough people to live here)
The only reason why I would want to live here is because of the floorplan. I enjoyed the space that I did have. Unfortunately, I had to fear for my life literally every minute I was there due to my allergy to fire ants and them crawling all over my couch and other furniture. The apartments show well and the clubhouse is nice but just don't take the risk. If my life wasn't important enough to them to make sure the problems were resolved, then your conveniences won't be either. Oh.... and they are changing their name to "Legends at Lake Nona", probably to escape all the bad reviews. The only "Legend" I can think of is the photo of fire ants I've left you!

1. Yes, the gate NEVER works, agree 100% on that one.
2. The spiders, yeah, they are mostly black widows, tell management that they are highly poisonous and they might do something.
3. I'm hoping they have a "life changing clause" in the lease so I can get out soon!
4. Yeah, the place is in BFE, so you'll have to drive a bit.
5. Never had the sewer problem myself, but I wouldn't doubt it.
6. Radon gas isn't a HUGE problem except on the first floor apartments (I had a talk with the guys who install the exhaust fans...which BTW, just blow hot/humid air from outside your apartment to "purge" the radon gas from the residence, causing your air/heating bills to be higher...anyhow, they said that the radon levels on floors 2 and 3 are within the safety limits...my apartment, on the 2nd floor, received a level "1", whereas it starts becoming a concern at levels of "4" or higher).
7. Community lighting has REALLY improved since they got off their butts and called Progress Energy (after 6 months of complaining) to come fix the street lights (more than 75% of the street lights were dead according to management), I wouldn't consider it a problem now.
8. Carpet sucks, I can even feel construction materials (who knows what) under sections of my carpet...I'd swear it was a McDonald's wrapper or something the way it crunches! I too have had a bloody toe from stepping on carpet nails.
9. I'm sure they'll make me shell out $900 to replace my carpet (and it looks so pristine).
10. I had to go to Home Depot and get weather stripping for my front door because management wouldn't do anything about the numerous amount of beetles crawling in under my entry door.
11. When I renewed my lease for another year, I was told that I would have to pay the current market rate...when I told them I was moving, they dropped it down $25/month and called it a "steep discount". Along with the non-inclusion of the cable & Internet package (which they say is worth $90), I got screwed in the long run.
12. I laugh at the valet trash service because they've never done anything about the damn raccoons that open the bins up at night and shred the trash bag contents all over your breezeway...I'll never clean that mess up. Though, I'd much rather just carry my trash to the compactor myself than pay almost $20 a month.
13. The concrete walls kind of help the noise, and kids haven't been a problem in my building.
14. I've laughed at the scrawny shrubs around my building and have placed bets with my friends on which one of the few will croak first. Grass is also pretty ratty (full of weeds and smells of dog poop).
15. Nobody abides by the Stop signs in the community and I've noticed that people think they have the right-of-way at every sign. You have to put your defensive driving skills to the test, that's for sure.
16. Hope this doesn't come true...but I agree with you on your last point...they do seem to be hurting with the lack of residents.

The levels of radon on the second floor where also bad,,,i lived on the first floor,,,I moved out after the lawyer sued the,,that lived there,,You have to get an attorney to sue them ,instead of ripping you off, there is such a thing as normal wear and tear,,but listen here..the carpet that was install in all the apartments was of poor quality and not properly install when lay in each apt,, they did not strect it right...How do i know this?email me ,,any one if they need a witness ..The company who build these apts ,sold to the rock out of MI,, they own a basketball team ,plus a high dollar resort in las vegas, other buisnesses,,They are diffcult to work for and have a high turn over in maintenance,,But you got to sue them,, they do rip people off like you said b/c of low occupancy rates,,They where talking about using cd to save pixs of apts and charging that 6.50..those things cost 20 bucks for 60?You all have to stand up to this crooks,,They are every where in orlando ,not just here,,,Good luck

Ditto on everything except the noise. My apartment is quiet. I think the units around me are vacant. Plus my microwave hasn't worked for over a year. I've reported it to the office about once per month. They won't fix it. Oh well.

I actually enjoy living here, we just renewed for another year. Yes we have dealt with the black widows and gotten no help from the office to the point I sprayed the area my self. And yes we have issue with the trash never being picked up but over all I can no complain. For the first 6 months we didn't even have anyone living upstairs or next to us. Now we do and we only hear the 20 somethings that live up stairs when they are being a little loud, the other neighbors have a brand new little baby that we never hear cry. We have seen these same ants once or twice in the apartment however they are NOT fire ants they are carpenter ants and maybe that persons apartment wasn't very clean for them to have such an issue with them and really if it was so bad be proactive and do something about it your self. There has never been a fear for my life getting to and from my car thats just silly. I do live near and area where there are back to back stop signs and no people don't always stop but there isnt really that much traffic going in and out. The issue with the gate. You see what it looks like when you come to look at the apartments its not even a gate its a pole, and so what it doesn't work its just a pole! The deal with the two months free rent prorated was actually a pretty good deal for the size of the 3/2. We love this apartment. We have lived in other communities where I could say it was just awful but this place is heavenly compaired. I suggest that you work with Marvia when you are signing your lease she's a really nice girl and worked with us, we really do not go to anyone else in the offie but her. So I can not agree with this other posters about the community. I say come sign a lease! The are is building up every day. :)
