NEW MGMT TERRIBLE

Equity management owned this property previously. They were fantastic. If you had a problem it was fixed immediately, if not they took money off the rent. The staff was nice and remembered you. They made living here enjoyable. I would recommend renting from Equity above all else.

Nothing but problems since Bayshore took over. They are a hassle to deal with and the complex including landscaping has gone downhill. I will never rent from Bayshore again!

The only plus is the security, just make sure you do not back into a parking space or they will put an orange sticker that does not come off easily.

PRE HURRICANE:
Washer/dryer broken for 7 months

A/C broken for 6 months

Electric bill $270 for 6 months. Mgmt said would make concession to rent, yet to hear anything.

Mgmt never returns calls.

Mgmt left note on door saying to remove(they will throw it away) all items from patio for close to 2 months, they going to screen patios, pressure wash and paint. Refused to give smaller time frame so grill and patio furniture is not sitting in living room longer than necessary. Again no concession or concern for tenants.

Screening in patios without doors, so 2nd floor apartments have stairway's that cannot be accessed. FIRE HAZZARD! Waiting to see what happens with patio's that lead to pool since pay more to be poolside.

Permanately close back entrance to complex, if emergency two exit's to same street. (during hurricane problems: tree blocking street)

Lease states water and sewage included, yet OUC bills charges close to $30 a month for sewage. Mgmt said sewage is averaged throught the complex and same amount charged to all residents.

A friend was charged $100 when moved from one bedroom apt to two. Mgmt said this amount charged to everyone if not left in move in condition(I was never charged this fee with equity). I guess they want tenants to do the work of their employees.

POST HURRICANE (1st):

Roof leak about 2' x 3'. Called mgmt. Said would be out to see Aug. 26th. Took day off from work to let them in, no show. No tarp, nothing. Had 3 weeks before next storm.

POST HURRICANE (2nd):
Roof leak approx. 5' x 15'. Stain on ceiling. Drywall close to falling. Water poured in covered couches and floor. Called mgmt said would add apartment to list. No time frame of when to be fixed. No mention of concession. No concern.

What used to be a great place to call home has turned into a nightmare, I look forward to my lease ending so I can find and Equity Apartment.
