My only problem with this forum is that it will not reach enough people and the fact that I do not know if I have enough room to write what I need to write. I should first say I moved here because we suddenly went from 2 incomes to one income and thought saving some money would be nice. We instead have sacrificed service. My wife spent the better part of the day at the courthouse trying to get some paper's filed today, this was after the code enforcement officer came to our apartment per our request. This was his second visit. The issues from the previous visit 3 months ago were still not resolved, now there is more. We have been told from our legal representation to withold rent until all problems have been fixed, as the office does not listen. The ONLY requirement they look for in their employees is if they can speak spanish. While this is an excellent skill I wish I posessed, it should be considered a by-product and not the only reason for getting the job. They are all completely incompetent. Yes, this new manager started off doing ok and seemed as if she cared, but she has slidden exponentially to become as incompetent as the rest of her staff. They do not respond with customer service skills of any type, they have no communication skills whatsoever. Many times they close the office 2 hours before the regular closing time because there is only one person working. Even if they are not closed, they lock the doors and do not answer the phones, during office hours. Going back to the new manager, I called a week ago to have an issue resolved. The employee that answered the phone is there for simply a paycheck and needs to find work elsewhere, and I knew I needed to speak to the manager. I was told to hold on while she gets her. The original girl came back and said "she is not available." I advised her I would hold until she was available. I was then advised the manager is not taking any calls, she is too busy. Intelligence at its best. To get beyond the people working there that are obviously not rocket scientists or educated in any way, let's explain the issues at hand. The lease boasts a fitness center. There is not fitness center, it is a room used to store cluttered old workout equipment, and has not been unlocked once in the 7 months I have lived there. I hear from the office each month, "well, they are working on it" Also, in 7 months, we have not received any screens for our windows. Many are missing, some are torn and may as well be missing. Unfortunately, we cannot crack a window since squirrels inhabit the walls as well as rats. They may be able to come through the window, and actually have come through the window into our stairwell/entry area. This was brought to their attention by us in January 2005 and by Code Enforcement 3 months ago. The screens are "on order" as they say. I guess their is a screen epidemic in this country and there is a shortage' We had electrical outlets shorting out every time we plugged something into it, tossing the breaker. That took 3 weeks to fix. I don't mean we called and three weeks later someone showed up and said "sorry im late, we were really busy". After the first week, we had to call everyday and sent emails to the manager. Our back door was entirely crooked and would not close all the way. They were aware of this since January 2005 when we first moved in. Nothing happened until a couple of months ago, a week or so after the code enforcement officer left and filed a report. The problem is, they did a really terrible quick fix. Instead of fixing the problem, they simply moved the metal piece that the door latches to on the door frame itself out just an centimeter or two. Now the door shuts after a few hard tugs, but its still crooked. You learn to get what you can from this place. It took 3 weeks to get an air filter. 7 calls and 1 trip to the office. Maintenance had other things to do we were told. When they showed up, (they only showed because the management company sent some maintenance workers up from Miami to help)the maintenance worker took out all 4 screws from the vent replaced the filter, then decided to keep 2 of the screws because it would be easier to take off. The vent isnt even screwed into the wall to begin with, the screws are essentially hangers, so the vent now falls and fell on my 10 month old. We have been waiting on those 2 screws for 3 weeks now. When asking one of the girls in the office, she let out a deep sigh like I was bothering her and said "Ill see what I can do" and hung up. Let's stay with the A/C unit here. We have joined an elite club of A/C units that do not work properly in this place. All are "waiting until maintenance can get to them". The A/C unit is behind a wall inside our closet, there is not door to it, you just have to take the wall apart and move it aside. Here you will find old linoleum, rusted metal parts, old wood and other dusty materials. On top of this, the A/C filter I mentioned earlier, doesn't even filter the A/C, it only filters what goes into that nasty room (if you can call it a room). They will not put a filter on the A/C itself (they probably do not want to hassle with going into that little hide-a-room. Everytime our A/C shuts off it sounds like someone pours a bucket of water in that little room. I finally looked and saw the A/C is leaking tremendously and is soaking within our closet. Where the filter should be, is covered with mold and filling with water on the unit itself (until it pours over into the closet) You are thinking, "call the office, certainly they will fix that". Here is our response. We say "our A/c is leaking water" the rocket scientists response is "and.....'" Hmm, shocking, we then say "and it is getting water everywhere" the next response is "and.....'" even more shocking, "well we need someone to fix it" the next response is, "ok, well I guess Ill file a report for you". I called back 10 minutes later, they had no recollection of the conversation or any workorder or report filed. I asked when they would get to it, the answer was "whenever they could" in a very disgruntled bothered tone. Along with this adventure is a rat living in our walls. How do we know its a rat, he recently chewed his way into our apartment. We have been told by the manager that they are not legally liable and do not need to do anything about it because "its nature". The only reason maintenance even came to look is because my wife ran down and grabbed someone and made them come to the apartment. This has still gone ignored, and after 4 conversations with the office in one week, they still have no recollection and act like they are hearing it for the first time each time we call. There are 3, maybe 4, people that work in the office. I think they would remember. Once again, they're not very educated. Our problems also effect the poor people below us. Our plumbing backed up, their ceiling caved in because of it. That was over 5 months ago, it is still not fixed. Their bathroom is covered in termites, literally covered. Their kids toys that were in there, have not been moved due to all the termites. The toys are covered in termites too. They now have a water bubble forming in their wall because of our A/C problem that will go unresloved. What is really funny is the night the plumbing back up happened. At 10 pm i get a knock at my door. I peak through the peep hold to see a fidgety man, covered in dirt and after opening the door, was really smelly. He said he was from the plumber and he needed to come in. We had no idea about the plumbing back up at that time. No one from the apt. complex called us. No maintenance personnel was with him. The plumber was clearly drunk too, would you let him in' Of course not. The apt. complex office told us the next morning they should be charing us $125 since we did not let him in because he still billed them for the call. They told us we were lucky. The other way around I think. The maintenance pager is either broke or on silent, or we just go back to the word incompetence. They do not respond. The incident about the plumbing back up, brings up a good example. The people below us, called 30 times before someone finally called back. We are still waiting for a response to a page we put in 4 months ago. Maybe they are busy. We also have a cracked window in my son's room from when we moved in. They have been aware, code enforcement added to their awareness, but nothing has been done yet, once again. I won't get into the residents that live there. Ya know, to each his own. I have been to college and been loud and rambunctious into all hours of the night, granted I was 20 and not 45, but oh well. There is nothing the office can do about monitoring every single person in the complex. So what if you look out your door to see a team from the Orlando police with a battering ram bashing in a door (I wonder how long it took to fix that door) for a drug bust. so what if people try by at 2 am blasting music so loud you can't make out the words, I've done it before. Granted, my speakers didn't sound like they were swallowed by an elephant, "recycled" out the other end of that elephant and then installed in the car, that's fine. Some people like listening to speakers even if there is more static than bass. Remember, to each his own. Here is where I will finish, although I could keep going. I was told my first day after picking up my keys, in such a tender voice by the lady in the office "Welcome Home". She said it very dramatically, like a Sears domestics commercial or something. In retrospect, I should have looked at that person and the people she works with and realize they all live there and that if a person like that call that "home" I should have realized I am not on the same standards of someone like them. Look at those people and think "would I consider "home" what this person would consider "home"". Raise your standards, take pride in yourself and heed my advice. I am good resident, I pay rent a few days early every month. I have even ventured to make little suggestions to make the place better. I come from a decent family, have a great job and a great career ahead of me, therefore, I have at the least, minimal standards. This place does not qualify. These employees at this office do not realize they are there to serve "you" the resident. YOU are the reason they can afford cheap dyed hair and perfume from the makers of "OFF Bug repellant" YOU, the resident, are why they get a paycheck. We all realize that, each day in our jobs, I am sure. Let's just remember, they are not very educated, they could care less about you, just give them their paycheck, and they may go home early. Take my advice or call City of Orlando code enforcement office. Start naming the address and they will tell you the name of the complex before you can finish. I have been told they are tired of taking calls about this place. Go get the report, it is public record. I am working with a lawyer right now, its a hassle I wish I could avoid, please do yourself a favor and avoid this place. Take care and thank you for reading.
