I have lived in Polo's East for about 11 months. It is below average.
Waterford lakes is a nice newer area, but these apartments are starting to show age. The rental price does not reflect this. The models have newer appliances, but the actual apartments have very old appliances. Maintenance will fix problems, but it takes a long time. The plumbing is pretty bad an a few of our neighbors as well as ourselves have had some large issues that affected the apartments adjacent to us.
The lighting is very bad at night, there are alot of cars that get broken into. This isnt really unusual for this area as it is close to the UCF campus, but better lighting would help. I drive a convertible and the top has been slashed to break into the car twice in the year I have lived here. I always park right in front of the building and under the one light we have, but it doesnt seem to matter.
The staff was friendly when we moved in, but have been rude at times. Mainly whenever we have tried to get anything fixed and especially when we tried to put our 60 day notice in to move out. Basically they tried to scam us into staying an extra month or two by not being forthcoming with the correct forms and telling different stories to me and my roomate. Unfortuneatly for the office staff, we talk to each other (I guess that is unusual for roomates to do). After being stern and making a few demands, they caved in and we will be able to move on time.
Overall I wouldn't recommend this apartment complex to my friends, although having lived in several other apartments in the ucf area, it is about on par with those. There are just too many rowdy students in the complexes close to UCF and it seems the apartment staffs are trained to take advantage of them and "scam" every last penny they can get out of them because there is such a high turnover (and thus most people will be moving out regardless, so there is no effort to "keep" them for subsequent leases after they lock in the initial 12 months).
