I've lived in 4 apartments in Orlando and this has been my absolute favorite.

PROS (as compared to other apartments in the area):

- This place is clean. You're not going to find garbage strewn about unless you live by the *ahem*only dumpster in the complex.

- Maintence is amazing. When you have a problem, they're practically on their way that second to fix it. We've had problems with our sink drain and the maintence guy was over in 10 minutes to fix it at around 11pm at night. Awesome guy.

- You can't really hear your neighbors. If you're on the first floor (like me!), the only times you can really hear them is if they're stomping around or slamming doors (which my upstairs neighbors have been known to do occasionally). You definately can't hear your next door or across the hall neighbors at all.
Unless they're loud coming home, then the echo of the breezeway amplifies the sound and it's annoying but.. doesn't happen too often.

- I haven't needed to speak with the managment staff much due to them never giving me any problems. My rent is paid on time and they stay out of my hair. Good people.

- Parking isn't so bad either. Sometimes if you come home really late you might have to park a bit farther away but there's always *somewhere* and it's really not such a big deal to have to walk 100 more feet to get to your apartment.

- The place was SPOTLESS when we moved in.


The CONS:

- There's only one dumpster in the whole complex and the complex is pretty big. So every morning when you leave for work or school, you're going to see piles of garbage lined up next to the dumpster. However, if you were going to dump your garbage off at 9pm at night, beware of the raccoons! They are crawling in the dumpster at all hours of the night which is why there is so much garbage on the ground - people don't want to risk being attacked by a raccoon when they're just trying to get rid of their crap.

- I can hear my upstairs neighbor taking showers if I am in the bathroom at the same time - the water pipes are just really, really loud.

That's pretty much it for the cons.. I've had virtually zero problems with this place. River Park is awesome. I'd reccommend it to anyone.

ya , what a load of crap here in this one !!! not a nice place to live and if you don't believe me check the police report on this place . it's speaks for it's self !!! watch them they will lie and cheat you and talk every penny they can from you ...

Hey, they were right about one thing - you can hear your upstairs neighbors in the bathroom. It was disgusting. Hope you have your rabies shots....don't take trash out at night if you haven't. The raccoons were all over the place. Yes, and the sprinklers only came on at popular times. Because of the location of our apartment behind the leasing office (yes, we had to listen EVERY morning to them get their golf cart out of the "garage" door by the pool), we could only park in front of the leasing office. On our 3-4 minute walk to our apartment each way, inevitably, we'd get wet. You sign your lease for a full year for a certain layout - not location. I bet they were thrilled when they got this apartment rented!
