Good and Bad - Honest Review.

Now a lot of people move out of a place with which they've had a bad experience, and come here and write a horrible review. I'm not here to do that, although I do not like River Park Apartments. I'll give you the good and bad of this place:
Good:
1. The lake/pond in the middle of the place is very nice looking! There are free gas grills (gas provided) for residents to use. There are a couple of benches out there, where you can have a picnic.
2. The exterior of the apartments have an attractive color scheme. This is one of the main reasons I had for picking River Park.
3. My apartment was pretty clean when we moved in. There was even new carpeting!

5. Even though there are a lot of college kids here, I didn't really ever get woken up by noise.
Bad:
1. The parking is an absolute fiasco. During the school year, if you come home past 10 p.m., don't expect to park near your building. If you come home after 2 a.m., don't expect to be able to park in a spot. You will need to park in a fire lane, or on the grass somewhere, or in some other area where you will probably be given a tow-warning by the office. Go by this place at midnight during the school year before you move in. You will see what I mean.
2. The insulation is very thin. With three people, we ran a $314 electric bill during one summer month, and we were only keeping the temperature at about 77 degrees. We did have vaulted ceilings though. I never heard our neighbors, but they said they heard our music (which we never played very loudly), so I'm going to assume that the noise insulation between apts is also poor.
3. The crime is out of control. My car was broken into twice, and I know lots of other people got broken into. When the deputy came out, both times he was like "yeah, we had a few break-ins out here last night." So please, please check the Orange County Sheriff's Office crime report before you move in to River Park.
4. The office staff is comprised of some of the rudest people I've ever dealt with. They were sort of polite when we were signing papers to move in, but after that they were completely rude. There are two people who work in that office who are pretty nice people, but I don't know their names. I'm not sure if I caught her on an off day, but the head manager is the most rude person I have ever met in my life.
5. The landscaping is pretty bad. Even though the trees make the place look pretty good, and the main pond is kept in decent shape, the side ponds and overall upkeep are horrible. There was always trash outside our apartments, and the grass doesn't grow everywhere. I really think River Park was named after the huge rivers and ponds that you can find on the grounds after there has been more than an inch or two of rain.
In closing, if you and your guests always park before 10 p.m., you don't have an attractive car, you don't like air conditioning (or don't mind a huge power bill), you never intend on meeting the office staff, and you don't care what kind of shape the grass is in, then these are the apartments for you. While River Park does have a few nice features, the negatives far outweigh the positives. I would never live here again, and would not recommend this place to my friends.

You seem rather upset...are you sure you are not having a bad day. I have a family member who works for Orange County and of all the choices you have to live in East Orange County, we are one of the safest. I have lived here since March of 2005, and have never had any major problems. Yeah the parking stinks, but it can be lived with. The amenities are good, and the staff for the most part are nice. Sure people have bad days, but it is not as bad as you make it sound. Hey if you do not like the place- leave. The rent is rather high, but compared to others in the same vicinity, the space, and the cable and water included- you cannot find a cheaper place. I know, I have looked. Rent from the Ashton and then tell me this place is bad. This place blows other apartments away as for the problems you listed.

Haha, no, I was not having a bad day when I wrote this - I had already moved out. River Park I'm sure is not the WORST place to live. It's just the worst place I've ever lived. I'm living in another apartment complex pretty close to River Park now, and I'm much happier.
