Rent Skyrocketing and Living conditions worsening

Been here for two years. Rent started out at a little over 600 per month. In year two of lease paid over 700 per month for the same one bedroom apt. and in the third year of lease rent was being raised to almost 850 per month, around 100 per month increase. Sabal palm says this is to stay competetive and that their research puts them in the same ranks as other communities in the area. This is untrue as to which the Sabal Palm Community does have a decent location, but the quality has become worse over the past two years. We have seen no improvements, other than the parking lot being sealed. Also, hurricane damage from August of 2005 to the roof of my building was finally repaired in May of this year. I have also had a continuous problem with the maintenance of the apartment. For instance, calls to maintenance usually go unanswered. I have had to leave a message more than once in order to have maintenance show up to repair anything. Currently have a problem with our air conditioner leaking water into our closet that houses the washer and dryer. Maintenance has been out 3 times to repair this, the only thing they do is blow out the drain line which solves the problem for about a week. After that, the drain line in the furnace plugs back up and water continues to leak into the closet, which in turn, spreads water into the bathroom, Bedroom, and living room. It takes several days and repeated requests for maintenance to come out to repair this after the initial request. Their usual reply is "we already fixed it, it is fine" when I have a "lake" in my bedroom, furniture that now has to be replaced due to water damage, and mold and mildew growing on the walls near the furnace, washer/dryer closet, and other walls. Thankfully, my lease is now up and I can get out of this dump. Oh, in looking for another apartment, my research found several other apartment communties that are much more inexpensive than Sabal Palm with better maintenance, better ammeneties, and much larger floor plans for about 100 less per month. The only apartment community I found that was more comparable to Sabal Palm in floor plan size and more closely priced was in the affluent Metrowest area of Orlando, about a half hour drive north of here. With that apartment complex, the floor plan was much bigger, a ton of more ameneties, and still the rent was 20 dollars cheaper. It was also a Gated Community. While at Sabal Palm, there have been several complaints made to police in reference to the safety of residents, including two seperate murders, one female who was almost assaulted at the door of her home, numerous break ins by staff or other people having access to sets of master keys. Only once did management notify residents about safety concerns. That was the time recently when the female was assaulted. Management did not notify residents any other time of safety concerns. We are better notified by actually talking to the police ourselves (they are here all the time with taking complaints) or on the news. (the only time we found out about the murders) Also, my vehicle was stolen because I had to park in an outlying parking space an extreme distance from my apartment because the neighbors were having a party and two people parked down the center of the drive area blocking several parking spots. Not to mention management issues parking permits for residents only. Everyone else would be towed to make parking available to residents. However, they dont enforce the parking permits they issue. I cannot remember any vehicle being towed by management the entire time I lived here. So why is Sabal Palm and Equity Residential Management claiming they are "Competetive"' I have no idea. I do know that local building inspectors would love to go thru the buildings here and examine maintenance reports. Back in the state I moved from we wouldnt call this management company a "landlord" we would call them a "slumlord" I would never move back here if it was the only place available. I also know a few friends that live here that regret signing their leases and cannot wait until their lease is up.
