Hire a new office staff. They have good days and bad. Sometimes very nice and helpful, but catch them on a bad day and forget it. But overall, things are going downhill and have been for quite some time.
Maintenance staff is very friendly. Some of them are a little incompetent, but they try hard. And the supervisor is great!
Bugs are always a problem. Don't know if it's the exterminator they use or the overcrowded, nasty tenants.
Remove the security gates...they are more hassle than they are a security feature. Hardly ever work and when they do...people ALWAYS tailgate!
LOTS of dogs that crap everywhere with lazy owners that don't clean up after them and an office staff that won't reinforce fines for those that do.
Keep ALL the security cameras working. It's an awesome feature, when it's actually working.
Clean up the park. It's disgusting and often unsafe for the kids that live here and LOTS of kids live here.
Speaking of the kids that live here, they are generally very loud and often disrespectful. Words come out of their mouths that you just wouldn't believe. They often play in the breezeways, sometimes right outside your door. They ride bikes/rollerblade/skateboard through the parking lot all the time, so be careful when you're driving.
The gym is small, but mostly serves it purpose. Stuff is often broken. It would be nice if they'd replace and add more machines.
The grounds used to be kept up fairly well, but not anymore. There's always garbage everywhere. The garbage pick up is an awesome feature, but they don't enforce tenants who put their trash out on the weekend when there is no pick up. It gets pretty awful sometimes. The pools tend to get nasty (filled with garbage, cigarette butts, beer bottle caps, duck poop...not to mention the mold growing all over...yes, I know it's Florida, but still) and you will often find broken patio furniture (which I will say they are "trying" to replace), the barbeque areas are yucky and as mentioned before the park is awful. They took down the basketball hoops, which helped with the noise factor, but the court and the tennis court nearby is never kept up. The breezeways are power washed occassionally, but they always look like crap.
I mentioned the garbage pick up being an awesome feature, it is, but I thought I should warn all you late sleepers. They generally come early in the morning and drag their little carts down each and every stair and it's pretty loud.
If you live in a building that has a corporate apartment, look out! The people that live in them can be scary and the people that clean them are unprofessional and careless.
20% of your rent does go towards equity for a new home, but builders are either expensive, lack areas which are suitable (at least for us) and you can only use 3% of the amount you have put into the program. Other than that, can't say how well the program actually works as we haven't used it yet. Hopefully, soon! We'll let you know!
As far as the "crime" and "danger" a lot of people have posted about, I will say that can be VERY scary when it happens right near where you live, but a few people were wise in mentioning...it can happen ANYWHERE you live. It is true that the office tends to "play dumb" when it comes to complaints or trouble, but you can't blame them entirely for the trouble. It needs to be said again...it can happen ANYWHERE you live. It is also true, what a few have wrote, though, this complex is near the border of Pine (Crime) Hills and across from Kirkman is not that pretty either. And, it is also true that some of the kids from those neighborhoods do sneak in and use the pool here. It can be very frustrating, because again, the office tends to look the other way.
For the most part, we have enjoyed living here. Made lots of friends. Love the convenience of the area. One of the few places in the area that offer 4 bedrooms.
The reality is...any apartment complex you move into you take a risk. Things are not always the way they appear. Sometimes you get lucky...and sometimes you don't!
