We have lived on the townhouse side for 2 years now unfortunately. The only reason we have stayed is because it's super close to my moms work and everything else around seems to be condo's. The place is absolutely dreadful. We live in the 4/2 townhouse which are the ones on the ends of the buildings and the way they built these units it is IMPOSSIBLE to get a decent sized couch or a king size headboard/footboard up the stairs. They didn't build them with furniture in mind because the staircase isn't like the ones in the other town houses where it's straight up, ours turns too many times with no room.

The house is very poorly built, if you pull back the carpet even a little bit you can see they cut costs by not finishing the drywall all the way to the ground and didn't finish the plywood all the way to the walls. This means you can hear EVERYTHING from the floor below you. (Ie. my bedroom is on the 3rd floor above the kitchen and anytime someone closes a cabinet I can hear it. The building shakes like nothing I have ever felt before. You would think we were having 20 earthquakes a day. The floors are uneven and it's definitely noticeable when walking because you have to be careful not to trip. The toilets have been leaking water for 2 years causing the ceramic tiles to come up and break, the maintenance staff comes out (they are very very creepy and I won't let them come if I'm home alone.) and says nothing is wrong because they are too lazy to fix it. There is a huge water stain on the garage wall because of the leaking. Also in the guest room closet that backs up to the bathroom has a huge water spot on it from the leaking of the toilet.

The kitchen is visibly cheaply installed. The counter tops have holes in the formica and are uneven where they tried to replace part of it. The faucet on the sink doesn't come out far enough to wash dishes the right way and they won't let us replace it nor will they do it. Most of the electricity is backwards in the house as well as the hot/cold water and there is never a warm temperature, only freezing cold or scalding hot. **Each unit does have it's own heater though!** The air conditioning unti, when it decides to work, is on the 3rd floor and doesn't produce enough cold air to make it to the 2nd floor, which in Florida in the Summer is a MUST. It took them a few weeks to get our unit working the first summer here and even now it doesn't always work. Oh and you can always hear your neighbors through the walls.

On to the outside! There is not enough parking at all. On the end units you have a side garage and a front one, now in a 4 bedroom townhouse you obviously are going to have more than 2 cars and since the garage comes out too far in the front you can't park there, you also cant park in front of the side garage because the people across from you can't get out then. You ALSO can't park next to your unit because you get towed. They like to do this thing where they have a tow company come at 3 am and tow your car with NO warning whether you are a resident or not. There are only small patches of grass in front of your unit and people are very rude and don't pick up their dog's buisness so you really have no chance of even walking on the grass. The pool on the townhouse side is not one to go to because it is surrounded by more townhouses on 3 sides and their balconies look down on the pool. Which I find incredibly creepy. The lawn people they hire are very rude and directly blow leaves at your garage trying to get rid of them by making them go into your garage under the door and into the cracks.

The best thing of all is this, you will love this little fact. Sure you get free bug services and if you request it then the guy will come out on thursday and spray for bugs. But you have to request it EVERY WEEK. you can't ask for them to come every week once, you have to call every single week and if too many people are on the list then the guy doesn't bother going to a lot of the houses. I specifically asked the bug guy while he was standing infront of me in my house to spray for spiders because they are everywhere in the house and he told me no he would not spray for them and that I needed to suck them up with the vacuum. Little does he know that only puts them into the vacuum and doesn't kill them! He came into the house saying he didn't know which bugs needed to be sprayed for and when I told him ants he said oh ok and just sprayed whatever was in his can. He didn't bother to get the right stuff (and he never does because we still have ants everywhere.) The complex simply doesn't care about you unless you don't pay. They don't care that there are huge bugs and spiders and ants crawling ALL over your house.

The absolute worst thing about Sabal Palm is security. People have been shot, robbed at gunpoint, brutally beaten up and robbed and they still won't do anything about security. They refuse to build a guard shack even though the renters are demanding it. We have gates but people hit them with their cars and they break. The gates really never work and even when they do you can just follow someone in because there is a sensor and as long as you are near it then it won't close. They have hired a night guard from about 10pm until 3am but he doesn't do anything but sit in his golf cart and watch people follow other people in. He doesn't ask for gate keys or anything.

I wouldn't wish my worst enemy to live here. You may have read this and think I am over exaggerating but I am telling you that this place isn't worth the $1,500 we pay a month. It wouldn't even be worth $300 a month. I beg you please stay away from here, you will highly regret it if you move in here.

I can relate to EVERYTHING that you said. You're not exaggerating at all, especially about that lazy Orkin man. Orkin is horrible and I've sent a complaint to the BBB about them. Just keep complaining to the corporate office, the BBB and the city of Orlando. Trust me, they'll get off of their butts and do their job when they realize that they have an audience.
