Since the day my room mates and I moved in our AC was not working right. We placed a work order once a month for them to fix it. Once or twice they came in and replaced the filter. So after extremely high overages every month, my boyfriend and I did some research on our AC units. They use a 1-2 ton unit for an apartment that should have a 3-4 ton unit. Thus, its underpowered. On top of that, the thermostat is completely obsolete. It even says to be replaced on the manufacturers website.My room mates and I were out of town for 2 weeks last month and we shut everything off before we left. Our overages for that were $256 dollars. Even if we had had a 24 hour disco all month it wouldn't have amounted to that much. When we came in to complain about it ...we weren't the only ones. Nearly every 3 minutes people were coming in to ask about these overages. To top it off, Katie (the apartment head) and all the workers claimed that we never put in a work order.

OH and here is the best part. My room mates and I renued to avoid having to move in the middle of a semester...we all got letters in the mail saying that the first 200 people to renue their lease would get the lowest rate possible. After we renued and recieved a rate of 595 a month they changed the rent for new residents to $550 and we were locked into our rate of 595.

This complex is a complete scam on so many levels. Do not....DO NOT..rent here. And for the love of god- tell other people to save their money and keep looking. There's much better places to live with much cheaper rent.

But if you like maintenance TEENAGERS knocking on your door like the gestapo and then walking in 5 seconds later with out any permission, this place is perfect. Also, if you like fire alarm tests at 8am...this place is great.

Its college housing... you get what you pay for. You cant expect a high class apartment complex when they hire college students (not teenagers, your just being immature) to run the office so they can have a job because we all know unemployment rates in orlando are very high! Throughout the 2 years I lived at VAC I never had more than $5-$10 over a month in overages and last summer I had a month with $20 in overages.... this summer I just paid my last electric bill and I had $35 over for 6/15-7/15 and then 7/15-8/1 was $20 over. That means in a month and a half our electric bill was $380! Thats insane! But idk, my roommate was a wench and since I moved out mid-july and my other room went back home in Tampa for most of July Im pretty sure she was running the AC 24-7 at 72 degrees. Either way, you cant blame the apartment for YOUR electric bill. You could have easily called progress energy and they could have came out and did a meter reading or you could have broke your AC and then bugged them for a new one. Odviously it wasent so bad because you didnt take much action on the problem. Either way, VAC is college housing and people need to lower their expectations because its COLLEGE housing not a resort. If you want to live somewhere nicer.... move out to Winter Park and rent a 1 bedroom apartment for $700 a month and drive to school. I will agree that its messed up about the rate increase! The same thing happened to me. I released my apartment the first day I was able to in feb. 2009 and my rate went up to $590! My roommate waited until the very last minute, like 2 months ago when they only had a handful of apartments left and she only has to pay $550! Her rate actually went down like $40 a month! Luckily the apartment helped me release out my apartment and they said as long as it was released by Aug 1st then they could get in on the lower rate. They actually HELPED me to get someone to take over my lease! Very helpful!

Katie is the worst property manager I have ever encountered. I have never seen an apartment complex with such disregard for their residents. I would choose one of the other apartments in the area, this one really is a rip-off.

Whoever is defending Alafaya club is probably just one of the incompetent office staff in the front office. I lived in Alafaya for two years and i had the same problem with our AC. All four of us in the apartment had 55 dollar overages on some months, which is ridiculous. So like i said our AC was broken from the day we moved and and they finally figured out the problem a week before we moved, because our floor was crumbling from the water damage. I agree that Katie is the worst property manager. First off she has no personality and seems to always be at "lunch." In my two years living at alafaya club, i got to sit in her office once and talk to her once, but i think that is very rare. Alafaya club should focus on fixing the actual apartments rather then repaving the basketball court and redesigning the office. All in all, i u Alafaya nderstand this is student housing, but this place is horrible. I would not recommend it to my worst enemy!
