I have been renting here since August 2008 and I really regret it.
My room mates and I were attracted by the large floor plan and HUGE closets.
However, that does not outweigh the cons by any means.
Since the day I moved in, my bath tub has been rusting and it appears as if they spray painted over it, and each time I take a show a little more peels off. I put in FIVE work orders and it was never fixed. I was never told why and was never given an answer. I had to flag down a maintenance guy who told me "it wasn't one of the worst so the leasing office would not fix or replace it". He also said there were at least 65 other bathtubs in the same condition.
In September, on my 19th birthday we had a little get together and all of my guests started sweating. Well low and behold the A/C froze over, and it was a Friday night. The next day I called the leasing office from work because I had work all day. They first girl I talked to told me that A/C was priority and considered an emergency work order. Since the maintenance guys normally don't work weekends they would call one in. Of course, it was 80 degrees in the house and we live on the 1st floor so it was not acceptable to leave the windows open over night. Four hours later my A/C was not fixed and no one had even been to my apartment. Finally I called again and was COMPLETELY dismissed by a guy and was told "they couldn't reach anyone". I told them that they're causing me to not being able to stay at my residence so they sent over a leasing agent to check it out. He turned the air off and turned the fan on to drain it and told me to keep the fan on until they could get some one to look at it on Monday. No one came on Monday so I called again when my A/C froze over. They did the same thing and it froze over again. Every time I called all I was given was attitude from a leasing agent on a power trip that was no older then 20. In fact every time I called EVERYONE was rude, every person I talked to, and they were all but helpful. Finally the maintenance guy told me the A/C units are "old and act up according to the weather". I'm sorry but every time the weather changes and my A/C freezes causing my electric bill to go sky high is no excuse. The A/C kept freezing until finally they hired a new maintenance guy to looked thoroughly and realized the free-on level was low and the coils were dirty and blocked. Well my A/C froze for 2 months and I had to call the leasing office to fix my overages because they couldn't fix my A/C. I asked to speak to the leasing manager 3 or 4 times and every single time they took a message and relayed her message to me through one of her leasing agents, which of course are ALWAYS rude. One time one the leasing agents told me that the manager "doesn't reduce overages for any resident".
Sometime in December I slipped and fell in my bathtub and broke the soap ledge. They tried to say they were going to charge me and I was ready to tell them I would hate to think the reason why I fell was because they REFUSED to fix my rusting bath tub in which the porcelain was corroding away. But it did not come to that, they were lucky I wasn't hurt because I would have sued.
Anyways it all comes down to this, DO NOT RENT FROM HERE, it's expensive, the office staff is rude and to top it all off there are only TWENTY visitor parking spots for over SEVEN HUNDRED residents. If thats not ridiculous I don't know what is. I pay way to much for a room in a 4/4 with disgusting carpet, rusting bathtub and a chipped sink with peeling linoleum in the kitchen. Not to mention I live on the first floor and the people above us are either elephants or have bricks for feet who feel it's ok to STOMP from 8am to 2am. Also, people speed around here like no other, good luck trying to back out or even walk around the parking lot with out getting in to an almost wreck.
Please, find another place to live. I heard Boardwalk is good, the Gatherings is OK depending on your room mates, Pegasus Landing is OK if you don't mind it being affiliated with UCF and College Station the apartments are small but everyone in the office is super nice.

Actually there is 50 spots and they are working on adding 25 more spots very very soon. Personally I'd rather be able to park in front of my building than having mroe visitor parking more visitor parking = less resident spots

yeah thats great but 50 to 700 isn't a great ratio. and they just added 25 spots as of Feb 2nd to equal to 50 visitor spots. it's called poor planning from American Campus Communities and you've obviously never had a significant other try to spend the night or have a friend over to visit.
