The Waterways is located on OBT near Americana Blvd. In other words, right near the ghetto. But, I never had any problems as far as safety. I must warn you that the "security" at the front gate is a joke because the gate is left open most of the time (even at night) and there is only a guard there about half the time. So use common sense. The buildings themselves are nothing special to look at, but the apartment we had (2BR 2 Bath) was HUGE, 1000 square feet, for only $690 a month! I think that is a great deal, considering we got second floor, vaulted ceilings, walk-in closets, and a washer and dryer.
Now the only other thing I must warn you about is ANTS. We did not have any other bugs, but we had a big problem with FIRE ANTS from the day we moved in. They were in my closet, and coming out of the sink and electrical outlet in my roommate's bathroom! My suggestion: get an economy-sized can of Raid and spray regularly, whether you see any ants or not. Spray the baseboards of the entire apartment, as well as the kitchen, all sinks, windowsills, patio door, and front door. We did this and we were able to keep their appearances to a minimum.
Also, you will have a high electric bill if you live on the 2nd floor because it will get extremely hot in the summer.

All in all it's not too bad of a place to live. We never saw any roaches, the neighbors were fine, and we got a great deal on our apartment. The management went through a few changes while we were there, I hope it has improved by now.

I would recommend this apartment.
