nice neighbors, management & staff constantly changes, maintanence staff constantly changes, maintanence usually riggs things instead of fixing them (I hear this is due to the budget they're put on), groundskeeping sucks - you walk into tree branches hanging over the sidewalks that you're supposed to use to stay out of the mud, jacuzzi never works - you'd be better off taking a hot bath, no nets in the tennis court, you're not allowed to rent out the so called "club house/business center", fitness center is about a 10x10 room with broken equipment, only three buildings face Lake Tyler, you have to take your grill downstairs into the grassy area to BBQ, electric bills are high if you have vaulted cielings or your AC unit always needs work, now they adverise "limited gated community" because the gate is attended only from 1pm to 9pm or 3am and people kick out the fence boards in the back parking lot to sneak into our complex. overall, I would stay if they had better security, better & constant management & staff, better maintanence & maintanence budget.
