I have lived at the Waterways since January 2008, within 1 week (literally) there was a shooting and someone was murdered at the front of the property. I am from out of state, so I wasn't aware of the crime. Then in October there were 2 more shootings right next to my building. The first shooting resulted in a man being murdered (luckily I wasn't home), and in the second shooting a man was hit, but not killed ( I heard 7 gun shots at 3am). There have also been car break-ins, and people getting robbed at the front gate.

The apartment itself is nice and pretty big. When we first moved in we had a problem with cockroaches, but after telling management a couple of times they had pest control take care of it. I have seen maybe 2 or 3 bugs since then ( so that is GREAT- I hate bugs). Maintenance is very slow, atleast for me. When I put orders in for them to repair something we ended up fixing it ourselves. However, I do see maintenance installing new appliances and painting other residents apartments, so who knows, maybe it was just me.

There is alot of construction going on at the complex. They replaced the wood that supports the apartments above us, and they have replaced some of the sidewalks that were cracked. This place has the potential to be nice, but it needs alot of work on the exterior.

As for noise, during the day alot of residents like to blare their music, which can be annoying. I can only really hear my neighbors when they stand outside their apartment and talk. Sometimes I'll hear the people above me too. But it's not intolerable.

The lighting around the complex at night is not very good. Maintenance is busy painting the apartments, instead of fixing the lights, though there are more than when we first moved in. Parking also isn't the best. At night I have to hunt around for a spot to park because there isn't enough parking and the residents have too many cars.

Another complaint that I have is the gate. When we moved in it never was closed, yet the complex said it was a "gated community". Finally in September the gate was working, but it was short lived. In about a month someone rammed it with his car and broke it! They then fixed it again, and YET AGAIN someone rammed it with his car. However, that time the person rammed both gate entries. It has not been fixed since then. I can't imagine being that lazy that you can't stop to have a gate open up to let you in.

The complex has hired armed security since September (I think). Which I think is helping a little bit with the crime. Mainly they stand at the front gate and ask for ID. Although lately security has been walking around the buildings. They enforce the 10 o'clock curfew, and make sure the residents aren't too loud.

There are two pools here and a jacuzzi, but only one pool is open. The jacuzzi is green and the other pool is closed. I haven't used the pool or the fitness center so I can't say how they are.

Management is okay. The girls in the office are nice. I never really deal with any of them other than paying my rent. The only problem I have had is recently they changed out our mailbox keys and didn't give us new keys until a couple days later, so that was frustrating because I couldn't get my mail for a couple of days.

Overall, I would not recommend this place. It just isn't safe. Management is trying, but it just seems like a joke. My experience with maintenance hasn't been good either. They come when they want, and for me not at all. It's ashame because the inside of the apartments are nice. But I still wouldn't risk moving here for that. My lease is up at the end of December and I have already found another complex. Hopefully this was helpful. If I would of known then what I know now I wouldn't have signed here to begin with.
