Decent place to live, be warned about management

Overall its a good place to live. Fairly cheap compared with what's around the area. Stuff to consider (things I wish I knew):
Rent prices - variable. If you don't watch yourself they will screw you. I was quoted first quoted $875.00 for the same 3br 2 ba I live in now paying about $820.00. Big difference. Don't take any specials they give you. Set your price and walk in. Shop around and be firm.
As far as mantaince, I've never had any issues with them. Pretty nice guys.
Location is great. Policefire are right next door. Having said that be warned, police are right next door. Speed traps are always going on outside.
If the office staff would get lost I would have nothing to complain about. The manager made some comments below, which are mostly BS. But I will say this, he is a good guy... so long as it doesn't deal with rent.

Thinking about moving here for a year (since we are relocating from out of state)I have two kids ages, 8 and 5 and want to know how safe and family friendly the place is. I don't really want to feel like I'm living in a college dorm. We want to get a feel for Oviedo and just want a safe, clean place to live. Any thoughts?

I live RIGHT across the street from the apartments. I have been in them and they seem a little small and older than most in the area, (but so are the homes in this community). Everything in this neighborhood was built in the late 80's and early 90's. The aparment grounds are maintained well (with a gated pool) and the aparments were freshly painted (outside) two years ago. I hear the maintainence staff are very responsive. The Alafaya Woods development is a very friendly, family neighborhood. I have lived here for over 10 years in 3 different houses in this neighborhood. Oviedo is a great place to live, although you may have to drive a little distance for exciting things to do. But, that is why we chose Oviedo. We hate the Orlando transit traffic--if it wasn't for Oviedo, we would not have stayed in Central Florida. UCF is about 5 miles down the road and 417 is close by, which can take you pretty much anywhere you need to go. We have the Oviedo MarketPlace (Mall)-- just a jolt away and a shopping plaza in walking distance to the apartments. City Hall, Police and Fire Departments are literally down the street. The police patrol the neighborhood all of the time--I mean ALL OF THE TIME! Speed Limit is 25 mph. on the main blvd. and the police DO NOT tolerate speeding. As far as the apartments go...for the most part, it seems quiet. (I think management has cleaned up the rough-housers.) I am not aware of many college students living in them and there are school buses that pick up the community children right at the apartments. Oh, the schools are also close by and are rated on an A scale. My older two graduated from Oviedo High with honors and my youngest attended and enjoyed Douglas Stenstrom Elementary, (at the end of the Alafaya Woods Development). He now attends Jackson Heights Middle, which is a very good school and the teachers are real supportive. My experience living in Oviedo...its a great bedroom community, but it is growing.
