After going 'condo' and stopping everyone's lease at July 31, 2006, and then going back to being a rental property, I am wanting to leave a realistic commentary on Elmhurst. I lived in a similar priced complex in Lake Mary that beats them hands down.

Yes, parking is a nightmare even with only 3 of the apartments rented out in my building. I still have to park at least 12-18 spaces aaway from my building. Parking is always an issue unless it is midday.

Noise level is moderate. A lot of college boys with their loud cars and hanging out on the porches until 3am. I can hear things in the hallways and my door shakes everytime someone shuts theirs in the building. My door shakes like someone is trying to break in.
The walls are incredibly thin and not insulated at all. I had my bed against an exterior wall this winter and had to move it to an interior wall as the cold air was seeping right through the walls, I was freezing with a feather bed and a feather duvet!

The grounds are pretty and well maintained. They recently replanted all the landscaping and it is nice. The pool is always clean and the pool deck is well kept.

Safetywise, I don't know. You would have to check into that more. All apt complexes deal with that. I lock my door and keep my blinds closed. Use common sense. And if you are parking in Winn Dixie's parking lot you are asking for something to happen to your car. I do have to agree that the gates are ALWAYS broken. I chose this complex for the gates. I am paying for a luxury apartment and a gated community. I don't get either one of those.

I was honestly quite shocked when the complex went condo for the little while that it did. It is poorly constructed, little insulation and not suitable for condos. I certainly would not want to invest in a shoddily built apt.

(It seemed as if all maintence and landscaping went by the wayside and the pool was locked up and the weight room was dismantled. Our guess was that they were trying to make it as unpleasant as posible so people would move on and out.. )

Maintenace has always responded quickly and fixed items that day. Always polite and explain what they are doing. ( I was home at the time)The guys who do the trash pick up are very polite and nice.

The staff is snotty and generally unhelpful. The pool is closed at 6 pm during the week until the 'start of summer' in JUNE!!!!! I pay nearly 1300.00 a month an I cannot use the hottub after work because it is padlocked! What is that about'''' I have a huge issue with being able to use the facilites that I PAY for each month. The clubhouse is not able to be rented for functions. Just for looks it seems.... Weight room is tiny, but does have free weights. Personally,
I would rather have a smaller apt, nicer staff, and amenities that I can actually use!

I am moving out with a smile, not from my stay at Elmhurst but I am looking forward to moving that much!
