Moved in last year and it looked amazing. That quickly changed. Power overages every single month. Our worst month (40 or so dollars collectively - 10 per person) came about when we had TWO PEOPLE living in the apartment the entire month. Progress Energy is the supplier and is a horrible company in and of itself, but combined with the inept and "not my problem, give me my money" attitude of the management of this complex, it is just abysmal. Just received an $88 overage for our FIRST month.

Stayed on because I assumed things might get better and also because of the close proximity to school (and also because other nearby apartments are infinitely worse). Upon two old roommates moving out, they took the entire deposit of one after claiming they:
1. Had to paint our living room (they never did, marks are still on the wall from before we moved in)
2. Had to paint over a mark in a bedroom (current resident of the room says the mark was there when he moved in and he just scrubbed it off with some soap and water)
3. Steam cleaned our carpet (this was already done one month prior to the move out due to a toilet exploding above us and spilling water into our living room)
4. Spraying for ants (which were a problem for our entire BUILDING all year long. They brought an exterminator in ONCE and the ants are still around to this day)
5. Painted over scuffs on the doors (again, current resident said it was still there when he moved in and he just sponged it off with soap and water)
6. "Left furniture in 'non-original' formation" (previous residents before us had a couch covering a giant divot in the carpeting in an attempt to hide it)

The construction of the apartment complex itself is poor, at best. Walls/ceiling/floor are paper thin and you can hear foot steps as well as music quite easily. Bathrooms looked like they were rushed and the caulking around the tub was poorly applied. Have had it begun to peel off twice now. The towel rack in the shower itself is crooked which is a real challenge to do considering it is on tiles. One would think aligning it would be easy to do considering there are perfectly straight lines that could be used to place it on correctly. One bathroom just recently had a toilet with a leak. It proceeded to leak through the wall and into the living room carpeting, soaking a significant portion of the rug. In response to this, the management said "Well, check back tomorrow and let us know if it is still leaking. This is nothing compared to what happened in another building."

My biggest gripe, however, is the fact that they use reclaimed water for the sprinkler system. It is not a pleasant odor when they come on.

The only times the gates are actually ever operating is during holidays, a time when you are more then likely to have guests over. This does nothing but create a nuisance.

They love to begin lawn maintenance at 8 AM. Hope you aren't a light sleeper.

They refused to allow anyone to obtain an alternate internet service thanks to a contract they were in with a company based in Tampa, FLORIDAMULTIMEDIA. Even if you continued to pay for the original service, you were still not allowed an alternate provider. Getting tech help from them was like pulling teeth. They supposedly have an office in Orlando, but according to the bill, the calls are just forwarded to their offices in Tampa, so you get a nice little long distance charge. Riverwind is their ONLY client in Central Florida so some questions are raised as to just how in the world they got the contract (or who do they know that works here at Riverwind')

LAST, but not least, is the fact that your air conditioner only has three settings. Heat, off, cool. You have absolutely no control over the actual temperature. Be prepared to be bent over and taken advantage of prison style by the power company thanks to this.
