I came to Orlando for college and decided to fill out the lease application to reserve a spot before I saw the apartment. Someone we knew recommended the place and from the bit of the complex that I saw it would be a nice place to live if you are lucky enough to get good roommates. On my roommate preferences I said that I did not want a roommate that played loud music. So what did I get... 4 large speakers sitting in the living room when I walked into the apartment. Also, when I got to the apartment complex they initially refused to show me the actual apartment I would be living in. They said I had to sign the lease first (which thankfully I refused to do). Finally I managed to see my apartment to find those very large speakers. Secondly, when we got into the apartment we heard noise coming from one of the rooms but no one came out. Well... I saw in the file of one of my roommates that there was a complaint that they had an illegal tenant living in the apartment. So, judging by the car magazines scattered around the aparment and the fact that even when we got into the apartment the person in the room would not come out I suspect her boyfriend was still living in the apartment regardless of the complaint. We told them there was no way I was living in that apartment. So then they wanted to room me with a guy. I've lived with a guy before and honestly... it wasn't something I wanted to do again. I know some people will say "it's a college apartment what do you expect" or something similar but I've lived in a college apartment before and while it didn't look as nice I could feel comfortable there and study when I need to without having to worry about getting noise complaints daily. So, we started looking at other apartment complexes and found one that I thought was great. Before signing the lease at the other place I called Riverwind to let them know I wouldn't be taking the room they had reserved for me. At that time I was finally put on the phone with the manager, whom I had been trying to get ahold of for 2 days, she told me that I was legally responsible for the rent on that apartment for a year because of my lease application. When I made this call the people at the other apartment heard and went on Riverwind's website and printed out the lease application and no where on it did it legally require that I pay for the year. So, I asked the Riverwind manager to fax over the paperwork that I had signed binding me to that apartment. After a half an hour we called back to inquire about the fax that should have been sent and they said they were busy so they hadn't gotten to it yet (because it takes so long to send a fax). Finally an hour later the fax came in saying that they would relinquish me from my obligations. So... moral of the story... it's not worth the trouble by any means!
