This place is nothing but a money ring. Numerous times there have been embezzlement charges by the staff. Don't forget about the on-time residents that had to pay additional charges to make up for when certain staff members were letting their friends and family live here for free. Why do you think all the deposits and addittional charges for move-out are occuring' That's why a massive staff firing occured several months ago. Almost all the positive write-ups are from the staff themselves, damage control. I've seen them do it. k6tKKzmJrmATU2ap682S

I wholeheartedly agree. This place is a money trap. I paid a $600 deposit, which in any other complex I would get a full refund. However from what I read, I do not plan to see one penny of my deposit without retaining an attorney and filing a law suit. And then there is the $200 "cleaning and redocoration fee". This is supposed to cover things like filling in holes from picture nails, changing door locks, etc. Pretty standard stuff that at any other complex is taken care of before they even think about placing the unit back on the market. I lived in a house in west Pembroke Pines for over two years and got 100% of my $2100 deposit returned to me immediately following the move out inspection. I started out in building four, but I quickly realized the danger in that building. The first thing I noticed was that all of my windows were caulked shut, the peephole on my door also caulked shut. People park where ever they like, many park along the curbs and most of the time you can find four vehicles parked in what is actually a street (dual yellow stripes). This is a fire hazard. Speaking of fire hazards, in the six months I lived in building four the Pembroke Pines fire department responded to no less than four fire alarms. Their response time was on the average of 20-30 minutes ... the fire house is six blocks away. Every time, the fire trucks had difficulty getting along side building four due to the parking situation. I went to the office once to complain about the parking, I was told that the courtesy patrol was supposed to place a sticker on illegally parked vehicles, this is never done; even though the courtesy partol spends all hours of the day and night riding around the complex in their golf cart. They simply do not care, they get paid to drive a golf cart, not to actually look for violations. There is also no number posted anywhere for emergeny maintenance or courtesy patrol. So, I transferred to a different building deeper within the complex. Again, they hit me with the $200 redecoration fee. I asked them at that time why these "redecorations" weren't coming from the previous tenants deposit. They told me that these services were not counted as depositary charges (so, where are all the deposits going I wonder?). Also, I had to cough up a $300 transfer fee. I asked Lillian what that covered and she started "tap dancing" as we say in the Army. She couldn't give me a straight answer other than finally uttering "accounting purposes". Which to me, indicates "someone's pocket. I mean really, does it cost $300 to pick my file up and put it into a different drawer? None of the amenities are worth using, there's always a gang of unsupervised kids and teens running amuck. They also refuse to give receipts when you pay your rent. I've noticed that my rent check does not clear until anywhere from the 15th-20th of the month, even though it is due on the first. I tell all of my Soldiers to stay away from this place, I do not recommend it to anyone when they get here. If it is a matter of being homeless or living in the Falls of Pembroke .... at least it doesn't get cold here. In all seriousness, if you *have* to move here, protect yourself. The day you pick up your keys, take pictures of every square foot of your apartment. Take your camera across the street to Walgreens and get your pictures developed. Then head down to the post office and mail the pictures to yourself. Do not open the envelope until it is time to fight for your deposit to be returned, and have your lawyer there when you open it. Or just give the sealed envelope to your attorney so that they can enter the pictures of the apartments condition into evidence for your law suit.

Yep, that's true. I know several people, including myself, that have had to get lawyers to refute the "trumped up damages" and additional multiple redecorating fees (on top of the initial redec fees upon lease signing). I too, suffered with relentless mold, as for several years the office ignored my repeated maintenance requests to fix continual wall seepage from a crack between the window sill and the wall itself. Totally ignored. DO NOT move here! There is always hidden drama. Definately take pictures, as stated above.
