We're Breaking Our Contract!

We have been living in the Arbor Club apartments for about 2 years and lived in two different apartments (the small one bed and the large one bed). In the first apartment (small one bed, 2nd floor) everything was great EXCEPT the crazy people who lived on the first floor and the fact that Washington High School was right behind us. This guy who had some sort of proven mental disease lived by himself and did weird stuff and made weird loud sounds at all hours of the day. On top of that Washington High School would wake me up every morning and keep me up at night with their loud events. THEN, our tub cracks because it was old and in order for them to fix it we had to spend the night in a hotel and they wouldn't even compensate for some of it! At the end of the first year and just a few days before Christmas, we return from our vacation only to find messages from the office stating that our apartment had structural damage and we HAD to be out before the end of the week! After we move to our second apartment we find out that it was because of the new nieghbor downstairs. There was nothing wrong with the apartment except for some bad construction and he was just mad that he could hear all of our footsteps. NOT OUR FAULT! Now that we've lived in our second apartment for 4 months we're breaking our contract and moving out! The ghetto (Lamp Lighter) across the street creates too much noise both during the day and night, on top of the fact that they throw things over the fence and dent our cars! The noise I'm referring to is all of the kids running around screaming and some Lamp Lighter residents who think they have a band and play from 6pm to midnight EVERYDAY! Last but not least, the office staff are nice but the maintenance staff are rude and only fix the symptom not the problem! We have SERIOUS mold issues which they temporarily take care of with bleach water!

Our tub cracked, too. However, they blamed it on us and took it out of our deposit. They'd rather believe one of us sat in the tub and kicked at it for awhile as opposed to the damn thing being old.

I have to laugh at both of these posts. The original apartment in question above does has a subfloor issue and is currently listed as a down unit (and is still not occupied due to construction). As far as the request to move within the week, YOU or your roomate (as I am not quite sure which of you authored this post) informed us that you WANTED to move BEFORE the HOLIDAYS. We were informed BY YOU that you were breaking your lease (IN YOUR CURRENT APT) due to a JOB XFER. We helped you with the information you requested SO THAT YOU COULD APPLY SOMEWHERE ELSE. WE FOUND A RENTER TO RE-RENT YOUR APARTMENT so that you would not have to pay for the remainder of your lease. I find it absolutely appalling that you don't/didn't inform the office that you were unhappy or unsatisfied. We bend over backwards to help our residents and then they stab you in the back.
As for the second poster (notKythe), YOU were charged for your cracked tub because you never TOLD anyone about it - thereby compounding the issue with leaks and the subsequent repairs. Fiberglass tubs crack all the time, whether in an apartment or a house - had we been informed when the tub cracked to begin with, it would have been fixed free of charge.
What I find mostly amusing over all of this is that most of the residents are good people. They understand that a service request is just that, a request to have something fixed. The fact that it broke is usually no one's fault - it happens. It happens to home owners who own their own homes and it happens in apt complexes. The main difference is that the home owner has to pay the $300 to repair that cracked tub, or pay $700 to put in a new a/c unit. And usually they have to WAIT days for just the service call. In an apartment complex, maintenance is usually over there within 24 hours to repair the issues (unless parts need to be ordered) and they will come out immediately for emergencies. And then there are those few people that feel that they were wronged and have to post nasty reviews - when they NEVER TOLD THE OFFICE/MANAGEMENT THAT THERE WAS A PROBLEM IN THE FIRST PLACE!!
So, everyone else, please understand that I do like my job and I do like my residents. Just like you expect us to uphold our end of the lease, we (at the office) expect you to uphold your end. Know that things do happen and stuff breaks. Should that happen, let the office know. If you are unhappy or unsatisfied, speak to us and let us know. We will do everything in our power to make you happy, but I will draw the line at someone throwing a fit just because we require them fulfill the obligations to which they agreed in the first place.

if you think you do such a great job managing these shabby apartments, then every single one of you in the leasing office should live on-site. i bet none of you would be willing to live here. maybe if you did, you'd do a better job of screening the type of people you let in. i gaurentee there'd be fewer drug deals and dealers on these premises.
