I have been living in Arbor club apartments for several years now and I must say when I first moved to this community, things were not as bad as they are now. Reading over some of the reviews I have to agree with what people are saying. The Arbor club apartments is more like a dorm. I am a full time nurse and sometimes my job requires me to be up at 4-5 am in the morning. Its hard to get a good nights rest when all you hear are people in the pool area screaming and disturbing the community. The pool area is never cleaned and there are sometimes 'relations' that go on in the hot tub; which by the way is always dirty. There is also a local bum; yes you read right, a BUM, that comes and uses the hot tub as a bathing area for himself. He will get in the hot tub with his clothes on and sits there. This has been brought to management several times and they said they will tend to it, but the bum keeps coming back. They also stated that they would do something about the residents/non residents that use the pool after hours. By handling this problem, the staff lock the gates with a chain lock, but only do so for a couple of weeks. After that they go back to being unlocked.
Recently, Ive noticed that more and more younger people are moving in and the place seems to be declining. Drug deals go on most of the night, but the office seems to be oblivious to that fact. There has been a lot of domestic disputes lately and residents have nowhere to park because of all the parties that go on.

I also have to agree with another reviewers comments. The rent increases every time your lease is up. I have been here for many years and always paid my rent on time and i went from $550 to $725 for a one bedroom 1 bath apartment. They have also made the residents pay for gas and whatever else which was included in the rent when I first moved to the community. They say its "due to the overwhelming price of gas" WTF'''

I can go on and on about the conditions to the apartments and how they are not worth the price you will pay. Please take the comments of everyone into consideration. Save your money and save yourself the the frustration of this community.

725 Id go to one of the gated communities like govenors gate or kingsmill and not pay to much more and feel real safe if I was you

i agree with the reviewer. living at arbor club was so bad that i moved out before the end of my lease and paid 2 rents for 4 months. paying extra to not live there was worth it!! also, any review that talks about how great the management staff is cannot be trusted, it is obviously written by management (who has admitted to posting on here); even if the place is great, do you seriously think any staff is something to rave about?
