I've lived here almost two years and have no real complaints. The rent is the most reasonable rent for a 1 bedroom/1 bath ($459/month) that I've found or heard of in the Pensacola area. The manager is a little cranky, but she's fair and reasonable. The maintenance man is friendly and helpful. Problems are attended to within a few days, less if it's an emergency. The apartment complex is in a quite, tree-filled, residential area off of Olive Rd. not far from UWF, PJC, Winn-Dixie, Walmart, and Food World. I've never felt unsafe or threatened, which is something for a woman living alone. True, the front walks are a little dark and hidden due to shrubs and such, but I've never had a problem. Most of the neighbors are retired individuals who you rarely see. Everyone generally keeps to themselves, but are friendly when out and about. Once your year lease is up, you are not required to sign another lease, nor did my rent go up. I can leave whenever I want just by giving a 30 day notice. This is not so for all of my friends who live in other Pensacola apartment complexes. The pet policy is fair, just don't cross it. The maintenance guy knows everyone in the apartments and will know if you have more than one pet, or have a pet without declaring it. My neighbor had to get rid of her second cat.
The interior is nothing special. The cabinets in the kitchen are old, small, and made of particle board. The oven is small. The fridge is not new, though not from the 70s. The carpet is a bit dingy and the wallpaper is pretty uninspiring. The thing I really don't care for, but I knew this when I moved in, is the heating/cooling system. Two window-style units are inset into the walls in the living room and bedroom. They do all the heating and cooling of the unit. They suck up quite a bit of energy. My power bills are generally $40, but go up to $60 or $70 during the summer and peak of winter. The bathroom is small, but clean. One of the best features is the attic storage!! I don't know what I would do without it! The place is built well and lets little noise in. I almost never hear my neighbors.
Conclusion, if you need a one bedroom in this area of Pensacola, you can't go wrong with Regency Oaks. I need to move into a two bedroom apartment soon and I only wish Regency Oaks had two bedrooms so I could stay here!
