This is long but you must read. It will save you a lot of headaches. I wish I had known these things before I had decided to live there. Glad I am gone.

I would also like to respond to 'agreatplacetolive' post. It is not slanderous if everything I posted was true for me. Which it is a fact that it was. I can prove I paid a $1000 pet deposit for my dog. There is a bug and mold problem and many tenants besides myself have said this. Also, management wrote that deflametory response because your name, 'aniceplacetolive', just happens to be Stoddert Places tagline. Coincidence''' I think not. It's funny how you poorly reply to the bug and noise issue and pet weight limits but make no mention to the illegal entering of apartments and the phony pest control. Hmmm, because it's true and you don't want to incriminate yourself.

I have every right as a former teneant to post my truthful complaints which they are....TRUTHFUL. Sorry it's something you don't want to hear. Most apartment complexes, while upset that tenants were unhappy, would try to fix these complaints instead of sweeping them under the rug. I am just trying to save someone else a lot of grief.


1. Buildings are bug infested and they don't do pest control anymore. But they do enter units to do phony pest control without notice (illegal)- they did this to me twice. What they are really there for is to catch tenants who have pets that haven't paid the $1000 per pet deposit (was told by an employee). The chemicals they spray are watered down to save money. The lease also states that they can enter you apartment at any time without notice, emergency or not. It is against the law according to Florida state statutes and the Escambia sheriffs department to enter a unit for any reason besides an emergency without 12 hours notice. I can show you a copy of my lease where it says the Apartment complex staff says it will do this -I save everything.

2. The pet deposit was $1000 per pet. The highest in Pensacola. And yes, I did pay $1000 for my puppy. I have reciept with -----'s signature to prove it. The lease said the weight limit for pets is 25 pounds but when I lived there one of the ladies in the office owned a mutt that was more than 40 pounds. It's also stated in The Apartment guide as 25 pounds. They bend all the rules for the employees.

3. Crime!!! Drug deals in the parking lot at night. One tenant found hypodermic needles at the play ground. Police are constantly out there for crime related issues.

4. The walls are paper thin. You can hear everything your neighbors are doing and I mean EVERYTHING. I used to her my neighbor yelling at his wife.

5. Generic cable and internet. The complex is not wired to get Cox Cable. They have their own called 'Moonbeam'. It's basically dish network and it's sent to all the units. You pay $50 to $60 dollars and you get 70 channels, the crappy ones. A lot of the channels were fuzzy and whenever it started to sprinkle you lost cable. The internet was the worst. I could have roasted a turkey in the time it took for it to do anything. If you are late paying your cable/internet payment and they shut it off, they charge you $25.00 to have the maintenance man reconnect the wire and it could take up to 3 days for that to happen (it says that in the lease). I was late once and it did take three days on my dime.

6. Most rooms don't have any sort of lighting (living room and all bedrooms).

7. Good luck moving furniture in. The railings and this half wall built just inside the entrance made it impossible to get anything in without smashing up the entrance. You might as well not own a couch, bed, etc. because you won't be able to get them through without causing damage. And the damage does come out of your security deposit. They do pad any charges on your final bill when you move out. Greedy company. They gave me two keys and when I moved out I only returned one. They charged me $25.00........FOR A KEY!

8. They have a rule that any child under the age of 18 can not be anywhere on the common areas without a parent, which is any area outside your front door and throughout the rest of the complex. What 18 year old needs to be accompanied by a parent when he/she goes outside''' The lease said you can not own bicycles or skateboards.

9. You don't get a porch and your storage consists of one coat closet.

10. Appliances were dirty upon move in. When I moved in I thought the inside panels of my oven were black. Until I went to clean it. I started scrubbing and the inside panels were a stone blue. The garbage disposals were cheap, old and broken all the time. The electrical outlets were constantly blowing out. A/C was medievil- was always breaking. When you go to look at an apartment they show you a model one. You don't get to see the actual apartment you will be assigned to.

11. If a linoleum tile breaks in your kitchen or bathroom, maintenance won't replace it until you move out. That's what I was told. He said they din't have that type of tile anymore. The tile is old and most of it was cracking.

12. Their nagging was constant. They were always putting stupid memos on everyone's doors about the dumbest things (example: new stupid rules they made up on a whim). That's why maintenance never fixes anything in an acceptable time frame. They are too busy delivering memos.

13. Most of the washers and dryers at the laundry room didn't work. The dumpsters had bags of trash piled on the ground around them most of the time. RATS!!!! I once saw a huge one in the bushes at the rental office.

14. Your front door only has one lock and you are not allowed to add any more. You can easily break down your door if you kick it hard enough.

15. Apartments are drafty and not energy efficient. When you run the a/c or heat it just blows out of the apartment.


16. Oh and did I mention BUGS and RATS.

For the most part, you should talk with current tenants, like a previous post suggested. The majority of people living there probably would have very few nice things to say about Stoddert Place.

As I remember things I will update this.

Thank you soooo much!!!! My sister and I were seriously going to move in here. It did seem too good to be true. The drug problem and the management sound absolutely horrible! And the pet deposit (what they said was 500 for under 25) is still ridiculous. But the entering of anyone's apartment under any circumstance is was the kicker though. This place sounds like a complete nightmare!

This is very unfortunate and slanderous for Stoddert Place. Nothing reported is true. I have a large breed dog and was only charged $500.00 which is refundable. The grounds are beautifully kept, I haven't see even a bug since I moved in almost a year ago. There are problems in any community, but not the ones mentioned here. Someone has been here 12 years and I just renewed my lease. The place is 90 capacity and I don't even hear running water or any noise from ajoining apartments. The new management is great and the maintainance staff is so quick to respond, they don't even get a chance to call back to confirm. If you like apartment life, this is the best and most resonable. I am not being rewarded in any way for saying these things, just wanted to respond to the horrible lies posted. My utility bills are very low and not much more that 100.00 for a 3 bedroom. I pay under $40.00 for cable which provides 80 channels. I don't know what influence this person was under, but it wasn't at Stoddert.

Ive been living here 8 wonderful years and still loving it. You talk about roach problems I would say that is a housekeeping issue when bugs find a good home they like to stick around no matter how many times pest control comes around. and what is with the pet deposit most places dont even alow pets specially any size be greatful you found a place where you could keep a pet pets are family what price can you put on that. You also mention drugs if you seen this going on which I have not what did you do report it or just sit and write about it. By the way no one has ever entered my apartment illegally. Love the office staff and the maintenance and you sure cant beat the price. Sounds like you are very angry. Where you evicted?

Okay, everything that the writer said is true. It's funny how they make you sign a piece of paper when you move in that says your not allowed say anything negative about the apartment to anyone. I guess I should have let that tell me something. AS GOD IS MY WITNESS, ants...ants...ants, nasty appliances, everything is broken and then just sort of fixed, the grounds are gross...we call the pond, the scum pond. stop by and look at it, the ducks get out and they look like they have been in an oil slick....

When I used to live there I had many problems also. After the hurricane hit, the whole bottom 1/2 of the stairs were flooded and the walkway tile came up off of the concrete... it took them a longggg time to fix it! And when they finally did, they sent a bunch of -------- who were all in my house when I came home WITHOUT ANY NOTICE!!! They were using my microwave to eat their nasty ass food and used all of my paper towels! I was pissed!!! And then they ended up stapling thru my dam DirectTV cord after they tried to put the whole downstairs ridiculously back together! I told the Owner dude, ------ (or whatever his name is) and he said it's not his problem! So, I ended up having to pay Direct TV $70 just to install a new dam cord! After that I moved the hell outta there! The owner dude is a dam scam artist! And he talks to women like their a piece of meat! And how come it took them 4 years to fix the dam mailbox?!!! Anyone who's lived there knows what I'm talking about! I can't believe they haven't been reported yet!

It seems to me that these reports are true. I don't think people would really write negative things unless it happen. And it's so easy to write a good write-up to get people moved in. Maybe some of them have be evicted. Too many bad reports. I don't think everybody is wrong!!! wow. For those of you who have complained about Stoddert Place why wont' you report them to Area Housing if it is thatttttt bad. Uh!
