Good and Bad

I moved in this spring and am about 50% satisfied with the apartment. The positives are:The property manager is very attentive. She will address your concerns immediately. 99% of the staff are friendly and courteous. The many trees and landscape are excellent noise filters from the busy Dunlawton Ave. There is abundant recycling bins so you can easily do your part to stay "Green". The pool and patio areas are kept clean-except for one holiday weekend :-( The 2 bd 2 bath is very large with a "split" bedroom design. The staff are very good about repairs in a timely manner. It is close to shopping, library and restaurants and bus service is at the entrance. There is a car wash area (although I have never used it). The rent is reasonable for the area, however I was never told about a separate water/sewer bill prior to moving in. The area seems safe and Port Orange police are neighborhood friendly.
The down-falls are: Walls are thin and noise travels easily.Automatic door closers so tenants simply allow their doors to SLAM shut behind them. With 8 units in a building-that is a lot of door slamming heard! Many, many people who live here are very young (18-25) and attend an aeronautics school nearby. Several live in one apartment and mostly are male-therefore lots of loud cars and irresponsible noise. Parking directly outside your unit can become a "contest" with tenants in other buildings parking extra cars in front of your building.Although unavoidable, the wildlife can be a nuisance. A BIG drawback is no storage. The unit has one walk in, one regular and one half closet-that's it for storage. The washer and dryer area fits a washer and dryer only. While the screened in balcony is nice, I think I would prefer a un-screen porch with a screen door as you can't clean your balcony/patio area easily. The appliances are very old. The stove does not work properly and the dishwasher is on it's last leg. The shower/tub inserts are really not a great idea as they can't be cleaned well. They always appear stained even after scrubbing. The cupboards/doors in kitchen and baths are worn to the point of needing replaced. The drawers fall off the tracks frequently. The apartment can seem dark inside due to the "average size" sliding door in a very large living room/dining room area. One average window per bedroom. (with over 1000 sq ft a larger sliding door would have helped with more light). I have had to make several repair calls in less than 6 mo of living here.

I don't know if I will renew my lease...if I do it will be because of price and good location.
