I was drawn to this community because I loved the look, it's in a fantastic school district, and I have children who would utilize the after school program. I was told I would only be responsible for a light bill and gas bill. One month after I moved in, I began to receive bills for water. On average, I pay $40 a month for water in addition to a gas bill and an electric bill. The monster club (after school program) is a joke. It is often closed because the person in charge has an appointment or what not. The other person in charge when she is away doesn't speak or understand standard english. The children are unruly, noisy, and roublesome. On top of all that, it's not exactly free. You are encouraged to buy snacks/juice and even wash their tshirts. I had no problem with this, but don't advertise it as free when it's suggested that you spend at least $5 per week, per child. And the same (few) parents are the only ones contributing. The pool is often locked so you can't use it at your leisure. People stand outside their homes arguing, on the telephone, and socializing in loud voices. Now, their are even cars with loud music, a roaring motorcycle, and the fire dept/ambulance frequent the community at least once a week. Since I have resided in the community (8 mos), their has been 3 different management teams. I have had my check for rent cashed by the property and been accused of never paying it. Of course, I traced the money order and they discovered they were in error. I decided to pay by personal check to avoid this incident in the future and had my check stolen from the night drop box. I've had my rent payment refused because I walked the payment in @ 9am on the 3rd as opposed to putting it in the drop box by 9am. It took me six months to get a gate key. When I confronted the management member, she said she called me but I wasn't available. Mind you, I have caller ID and an answering machine. The number was not listed in my call log. Oh! The walls are not sound proof! I hear my neighbors having sex every time...not just voices, but I can hear body parts smacking against each other. I hear their ceiling fan, when someone walks down/upstairs. When I'm in the restroom, I can even hear them urinating. And what takes the cake, I had a leak under my bathroom sink. I contacted maintenance the day after I moved in. On three separate occasions, maintenance said they would send someone back to fix it. It took 1 1/2 months and MOLD before anything was done.

I think you just are a very negative person. Why don't you live at the hyatt and pay your rent on time you lazy -----.

Sounds like "bepositive" should take their own advise ... be positive! Listen without defending and Speak without offending. Newbeginnings -- thanks for the warning ... I was considering Hatteras Sound ... but think I may consider another state instead. All the complexes in Sanford seem to lack responsive/adequate/mature/responsible management. I guess that's what happens when employers pay minimum wage -- there's no incentive for integrity, sincerity, honor, respect, or decency.

Noise you say, welcome to apartment living hunny. Nothing she said was accurate about this appartment. :( which ruins it for possible new residents. I think you have had a few bad experiances and just shot down this apartment out of anger. Ive lived here for 2 years and i have heard my neighbors.. maybe a dozen times -_ Rent is dues on the first not the third... hmm.. no wonder they refused it. This apartment is the most peacefull i've lived in yet. As far as the apartment being under bad management, i think if you work with them they will work with you. Jeff has done everything in his power to help my family. Maybe pay your rent on time and dont compain about everything or move to a house where you can loath in your own sorrow. Dont ruin it for everyone else.

Seems like the whole of Florida is in a negative state. Service industry, low wages and high cost of living. The party's over for this state.

I have been here for 5 years now and the original poster hit the nail on the head! Bepositive and amy sound like they are part of the leasing staff. I have never been late on my rent but when I first moved here, they told me that "rent is due by the 3rd." Paying it on the 3rd was considered on time and anytihng after the 3rd was late. I hear my neighbors all the time. It works for me because I have children and my neighbors "listen" for them when I'm away from home. Someone just drove past my window blaring spanish music lol. Overall, it's livable. It could be worse.
