Not terrible, but bordering on it

Years at this apartment: 2006 - 2007
I lived at Sailpointe for just about a year and a half, leaving in November 2007. In my time there, there was nothing glaringly bad that would send me packing. But enough small to medium sized issues that would make me think twice before going back.
First, the positive:
Location. Right on Lake Monroe, short walk to 'downtown' Sanford. Can't beat that for a walk/jog. Can make for a great view if you're one of the few 'lakefront' apartments.
Washer & dryer in-unit. This was an important factor to me.
Deposit was surprisingly minimal (I think $250), but might have changed as they have new mgmt now.
Screened in patio so you can sit out without the bugs being too much of an issue.
My one bedroom unit was pretty large.
New paint on the outside actually does look pretty good.
Very very quiet. Old construction's only perk. Never once heard anyone, and had neighbors on all sides.
And now if I have enough space, here's all the negatives:
-Right on the lake, in FL, means BUGS galore. It gets disgusting & feels borderline unsanitary in the summer. They cover your car after it's parked for about 5 minutes, and hang near the few lights outside in thicker swarms than I've ever seen in my life.
-More bugs: roaches, and BIG ones. There weren't a whole lot in my apt in my time there, but when they made their presence known they were downright nasty. Like the massive ones that can run as fast as you can. Creepy. Also the pool area at night would sometimes have them crawling in good sized numbers (not the majority of the time, thankfully).
-Safety. Whatever genious zoned FL put just about all the ghettos within a block of what could be a very nice area. This is definitely the case here. Just past downtown is an area I wouldnt expect to survive a walk through at night, literally. But in close proximity to the apartments, day or night, I felt fine walking around, being a 6'0 guy. Might be a different story for a female. Also beggers/homelessness is rampant near the lake, but only had them ask for money on apt property once, in the parking lot.
-Parking is a joke. Usually parked in an unlit spot, out of view from my apt, a few hundred feet away. Build more parking spaces already!!
-Fitness center also a joke, equipment older than I am.
-Neighbors. Like everywhere, a mixed bag. Most were great. However, cops raided an apartment on the first floor and pulled out bags and bags of GUNS while some of us watched in amazement!! But don't worry, never did see anyone forced to move out.... scary.
-Maintenance is a joke. If they can fix it in under 20 minutes, they're on it. Otherwise, don't expect it to get done. Ever. Moved in and was surprised to find a pipe coming out of the ceiling over the bath tub, which dripped water when the A/C came on. Classy. Left permanent rust stains in the bathtub, for that classic vintage look. Complained 5 times and never was fixed.
-Management. Empty promises about maintenance. Kept my deposit for what I feel should be routine maintenance and upkeep after anyone moves out. Deposit wasn't massive, but still. ALSO they will try to charge you for a 'lakefront' view when you clearly have a view of the parking lot!! My apt faced East, lake is to the North, so yeah I guess if I stuck my head out the window and looked left, I could make out the lake. Talked my way out of that monthly charge.
-Last but certainly not least, the FIRE that burned a third of my building down!! Aparently the construction crew that was roofing part of my building started the fire, whether it was electric or from the roofing tar. Left me feeling very safe & secure about the people working on the building. Everything I owned was fine, but all the units North of mine were almost completely lost. To mgmt's credit, they (and the Red Cross) did an amazing job of taking care of us while this was going on -- chose to put us up in a hotel, which is not their responsibility believe it or not.
Believe it or not, with all those negatives, it was still a decent place to live, for Sanford, at the price. There's horror stories about living in ANY complex in Sanford, and unfortunetly, I feel like I got away easy compared to what I've heard!! Otherwise, just pay double and live in Lake Mary :) Good luck.
