The property manager Forest simply "put's in his time". He arrives late, and leaves early, daily. He could not care less about his job...only the paycheck. Because the sprinkler system doesn't work, thousands of dollars of plantings have died.

Some board members don't reside at Las Palmas, and want to tap reserve funds for routine maintenance. Further, the board members don't get along with each other, as a couple of them truly care about the upkeep of the property, and the others exclusively about their pocketbooks.

The security is abysmal. Non-residents come in to use the pool and other facilities late into the night, and have vandalized the property.

Residents trash that don't fit in the dumpsters, get piled up in an unsightly heep in plain view.

Avoid this POS destination if at all possible.

Forest is history at Las Palmas and the new manager is getting things under control. The BOD members can be non-residents but they are accountable to the owners, the same as any other development. The landscaping is looking great these days, the sprinkler system is working and the dumpster problem has been corrected.
