I have lived here for years and like the peace and quiet of our little community. Dollar-wise, with the recent increases, the rent is the same as other apartments in the area, but it has NO amenities except for one small pool and you have to pay your own water bill. But if you like privacy and a small yard, then that's your amenity.
The on-site managers through the past few years are great - very conscienctious and really spread themselves thin trying to take care of resident needs. It is an older complex, so things are wearing out. Sadly, some really GREAT managers burn out and have left (just found out we are losing the best one EVER at the end of the month) because apparently the "management company" will not provide the resources necessary for them to do things that need to be done, and instead of appreciating these people, they are practically abusive (heard it myself). The 2 maintenance guys and manager are ALWAYS out, past dark,on weekends, walking the property, working off of night lights to fix things for the residents. The question of the day is, "Why are YOU out here doing this so late, or all weekend,or whatever'" The answer, "There isn't anybody else, they won't hire anybody else." Well, call a contractor or someone else - the answer, "they wont pay for it". So, management, if you are listening: The only reason you have the tenants you HAVE is not because YOU are doing such a great job - but because the people here are, quite literlly, spinning gold out of a sow's ear here. This is an older complex, and needs a larger maintenance budget than a newer building. I can understand if the owner is just planning on "flipping" this place, but if he/she is planning on keeping it, you are wasting his money now and in the future. You would decrease your vacancies if you would stop with the ghetto fixes to serious problems and you would actually SAVE the owner money over years. Those of us who have been here for years cannot help but wonder why you cant keep people for longer than a year. I guess we'll just watch as another hopeful, optimistic, CAPABLE person slowly disintegrates. For us, we will certainly benefit from their knocking themselves out for the first six months, then when they wake up to how unappreciated their efforts are by management, and every plan they were hired to come up with is shot down their hands tied and jobs threatened, we will watch another one go. So, if anyone is planning on moving here - its a great community, the on site people are great, there are just some maintenace issues, repair and remodeling issues that eventually do get fixed - the cheapest way possible. Just remember, dont take it out on the onsite guys;
