This is an income restricted building (I think that you can not have made more than $60,000 in the past year). It is an eight story well maintained building. Propery management is Gannon Management. I give them highest marks for maintenance and customer service with no attitude. The property is cleaned daily. The pool is always clean and refreshing. This building is within a five minute walk of the METRO train station, one block from a major grocery store,three blocks from Sunset place (a newer mall and 24 AMC theater complex)and a 10 minute bike ride from the University of Miami. I lived on the eight floor of the building which faces northeast(downtown Miami). The complex calls this floor the penthouse and has a separate elevator key for additional security. The view from apt 8A is exceptional! Probably any unit above the fifth floor facing the northeast will have the same nice view. This apartment is the most expensive in the building, but apartments range from $715 to $845. There is a constant unobstructed eastern cross breeze from the ocean. Prior to moving in the management company replaced the carpeting, kitchen cabinets, new tile floor, and updated the bathroom. The management co and maintainence are very pleasant and attentive. All apartments have floor to ceiling sliding doors leading to a walkout wrap around balcony. Gas and hot water included in the rent. There is only one elevator in the building. The only draw back is the central air conditioner and on-site laundry. The central air works well but is 15 years old and consume alot of KW?s. My highest electrical bill was in August for $160.00 (central air was on early everyday and night). My lowest was in February for $35.00. There is a washer and dryer on the 6, 3 and 2nd floors, but because of venting problems, the dryers are hit and miss. I would love to live here again but I?m moving to San Diego.
