I've been living in one of the villa apartments for a year and it's been nothing but a great experience. My apartment is around 500 sq feet with a huge walk-in closet. There are laundry machines on the premises. While there isn't much official guest parking, there is space on the side of the building and on the street so it's never a problem for anyone (I had guests almost every day and they always found a place to park). Also, the parking lot doesn't flood during hurricanes. And while the building is old, the apartments are in good condition, the facilities (especially the pools) are kept well. And one of the advantages of an old building, is that the walls are really thick--I've never heard anything going on in a neighbor's apartment.
The really great thing about the building is the price for the area. I paid $700/mo in the Sunset Place area, which has been a really great place to live. You are two blocks from the grocery store, about a 10 minute walk from Sunset Place Mall and the movie theater, a short walk from a ton of retaurants and stores, walking distance to the Metrorail, and a five minute drive from UM. Overall, a great value. Oh yeah, and that thing about the maintenance guy using a blower in the hallway early in the morning has never happened to me.
